This modern gem is enjoys a rural position, surrounded by lush greenery, close to the wonderful resort of Porec in Istria. It is just 16km from the sea. There are two bays south of the town, Zelena and Plava which are almost like towns in themselves with beautiful marinas, shopping and entertainment areas. These can be reached by a charming road train if you do not want to drive. Sveti Nikola Island can be reached by boat in a few minutes and the old town offers some wonderful historic sights including its spectacular Byzantine Basilica as well as Roman and Venetian buildings. There are plenty of independent boutiques and jewellery shops nestled along its pretty cobbled streets. The town is surrounded by glorious rolling olive groves and charming hilltop villages. Nestled in the centre of Istria’s fabulous coastline, the location is excellent for day drips to Rovinj and Pula. Party people enjoy the town’s bars, clubs, discos and restaurants.
Villa Alisa is built over two storeys with three giant bedroom suites and a handy laundry room on the upper floor and one bedroom, a gym, open plan living space and a family room and gorgeous kitchen with its own breakfast space on the ground floor. Outside, you will find the alfresco entertainment spaces of your dreams. The villa boasts a swimming pool and deck, a sunken alfresco living space with a firepit and hot tub, a beautiful alfresco dining area and a fabulous outdoor kitchen with a pizza oven and a Green Egg cooker. The interiors offer sublime, sumptuous furnishings throughout in luxurious fabrics. Think golden leathers, fluffy blue mongolian wool chairs and cushions alongside top-of-the-range technology and striking artworks. The villa’s interior designers have blended contemporary flair perfectly with superior comfort.
The main living space is huge for eight guests with gorgeous seating, trendy shelving, a swanky hanging log burning stove and a top notch dining table and chairs. There are floor-to-ceiling glass doors all around offering superb views of the gardens, terrace and surrounding countryside. A doorway leads to the beautifully presented family and television room and kitchen. It is wonderful to have this second living space where children can settle down to a movie while the adults enjoy drinks and chat. Again, giant glass doors open to the terrace and pool. The chef’s dream of a kitchen is sleek and elegant in its graphite and dark wood tones. It is a sociable space with a central island and outstanding appliances including a huge wine fridge for your stay. There is an additional breakfast area. The villa’s gym is well-equipped with a huge television which you can use to run exercise programmes. The downstairs bedroom is a luxurious nest with beautiful linens adorning the bed, a sleek stylish ensuite bathroom and gorgeous rugs sitting on the floor.
The three upstairs bedrooms are sensational with exquisite, beautifully dressed beds, plenty of space for your holiday clothes, smart televisions and brilliantly tiled bathrooms. The master ensuite is stunning with its black marbled tiling, its freestanding bath and its powerful walk-in shower. Every guest will be happy with their private haven in Villa Alisa.
Your barbecue masters will be in heaven when they see the top-of-the-range, shaded outdoor kitchen. It is stunning with superb appliances. Guests can keep the chefs company in the shaded alfresco dining area or around the corner on comfy, contemporary outdoor seating. In front of this is the generous sized pool, surrounded by trendy double bean bag loungers and traditional loungers. To the other side of the pool is your sunken outdoor lounge, the perfect spot for pre-dinner drinks. For atmosphere on chilly evenings, the firepit is a lovely feature. Beside the lounge area is your hot tub where you can enjoy an indulgent soak with a glass of champagne and gorgeous views. Under the deck is the spa area with its sauna, another welcome treat. The tennis court is a little further away from the villa, within its 2800 square metre plot. The garden is beautifully landscaped with structural plants.
There are plenty of treats here including the spa relaxation room, chess, Netflix and a delightful cycling trail. Guests staying at Villa Alisa receive a welcome package. On request, daily cleaning, food delivery, massage and private chefs can be arranged.

It sits in the middle of the Istrian Riviera, stretching across a peninsula and looking out to a cluster of islands. It is a fascinating, historic place with Roman, Venetian and Byzantine buildings, cobbled streets and lots of charm. Porec and Zelena are connected by 5 km of rocky coastline and gorgeous, scalloped coves. Plava Laguna begins at Porec Town Beach, sprinkled with shady pines, beach bars and a children’s playground. In Zelena, which can be reached by a charming tourist train, Delfin Beach offers volleyball, watersports and some cool bars. The little road train is known as the Noddy train. It meanders through thick pine forest from Porec to Zelena, stopping at Plava on the way. Porec hosts an annual historic festival in early September with wigs, tabards and crinolines, a colourful flashback to the 18th century Porec. The locals will be out dancing in the streets in grandiose Baroque costumes and others will be preparing for the jousting competition dressed as knights. Porec’s top attraction is its extremely well-preserved 6th century Euphrasian Basilica. It boasts incredible gold mosaics and the next door Bishop’s Palace is now a museum. The Basilica was declared a UNESCO World Heritage site in 1997. Porec enjoys a fascinating history. It became part of the Venetian Empire in 1267 after the fall of Rome until 1797. It was then under the control of the Austrian Empire until 1918 when once again, it became Italian. Porec was heavily bombed during World War II. Istria and Porec were assigned to Yugoslavia in 1947 and in 1991 was part of Croatia when it declared independence.
Novigrad was once a peaceful fishing village and is now a compelling, charming town which has maintained its intimacy while offering exceptional cuisine and delightful bars. It is an architectural gem with astounding historical sights and preserved natural beauty. You should visit the St Pelagio and St. Maxim’s Parish Church bell tower dating back to 1883. The church has the only early Roman crypt in Istria. There are numerous souvenir shops around the town selling hand-made produce as well as several supermarkets. The fishing boats lined up in the town harbour Mandrac look so pretty.
Rovinj is , historic and looks and feels more Italian than Croatian. It is incredibly photogenic with its narrow atmospheric streets, beautiful harbour and trendy little boutiques. The Old Town is so lovely to wander around and you will enjoy amazing views from the cathedral. Grisia Street is famous for its artist’s workshops. The Farmer’s Market is a lovely place to stop for truffles and fresh fruit and vegetables. The bell tower at the Church of St Euphemia is 192 steps up but definitely worth it for the view. You can take a cruise from Rovinj to St Catherine’s Island and the Red Island. Balota Beach is a popular spot on the Old Town peninsula to sunbathe.At
