Stay in style with a vacation at the super cool Villa Anavyssos, near the coastal resort of Palaia Fokea, overlooking the Attica Aegean Sea. This impressive property has seven bedrooms, and six bathrooms, configured over three separate living spaces, and can comfortably accommodate up to fourteen guests, ideal for a large family gathering, or friends’ get together. The whole property comprises a main villa, a maisonette, and a guest house, each with their own entrances, perfect for some privacy if travelling in small groups. Villa Anavyssos is built of classic white stone, and floor to ceiling glass windows that let in light and air, and most importantly it is eco-friendly with a sustainable geothermic underfloor heating and cooling system. The villa comes with secured private parking, complimentary Wi-Fi throughout, and a security system for your peace of mind. This unique villa has some fabulous features including a sound proof music room, an aquarium, a connecting indoor elevator, a jacuzzi, private swimming pool, and panoramic mountain and sea views. The villa is surrounded by mature gardens, and an ancient olive tree takes pride of place and provides natural shade in the summer sun. The property is furnished throughout in a contemporary style, decorated with a neutral palette with joyful primary colour highlights, and dressed with some seriously funky art and artefacts.
Enter the property at the ground floor of the main villa, where you will find a modern living space with floor to ceiling sliding doors that let in lots of natural light, that open onto the pool terrace.  The seating area has a huge wrap around elephant grey sofa, that could seriously seat all fourteen guests, with a wooden coffee table, facing a sixty five inch smart television, and an enclosed fireplace for the cooler months and evenings. The adjacent wood dining table with ten black and white chairs, is ideal for some impressive indoor entertaining. Or why not relax in the traditional wooden rocking chair, whilst reading this year’s best seller. The lime green and orange kitchen is fully equipped with everything you will need to cater for your holidays, including a breakfast bar and the obligatory morning coffee maker. A useful guest cloakroom completes the ground floor. Take the stairs or elevator to the first floor, where there are three double bedrooms. The master bedroom has a queen size bed, bedside tables, sliding doors that open to reveal a furnished balcony with sea views, and an ensuite marble bathroom with a corner jacuzzi, a walk-in shower and double hand basins. There is also a workspace, and a walk-in closet with open hanging space, which can be made into a child’s bedroom on request. Two further double bedrooms have queen size beds, ensuite shower rooms, and balconies with mountain or sea views. The lower ground floor is an Aladdin’s cave decorated in psychedelic colours and a lot of guitars. There is a sound proof room full of musical instruments, an upright piano, a big brown suede sofa facing an aquarium, a chill out area with another comfy sofa and a selection of CDs, and a kid’s bedroom with two single beds, a WC, and access to the garden.
Take the connecting elevator or use the private entrance to the adjacent maisonette. The ground floor of the maisonette has an open plan living area with a multi-coloured sofa, sixties style chairs, an enclosed fireplace, and a flatscreen television. There is a smart fully equipped kitchen, and a dining table with four chairs. On the first floor there are two double bedrooms, both with mountain view furnished balconies, a shared bathroom with a bath tub, and a laptop friendly desk area. There is a six seater alfresco dining table on the balcony, perfect for a shared breakfast as the sun rises. The independent guest house is located at the back of the main villa, facing the garden, and would be ideal for staff or guests, with its own private entrance, a double bedroom with a wrought iron bed, an ensuite bathroom with a bath tub, and a small kitchenette with a two seater table and chairs.
Access the pool terrace from the ground floor of the main villa, where there is a large six metres by four metres step entry private swimming pool, surrounded by state of the art curved sun loungers and tables to house your cocktails. There is a small Mediterranean plantation, a central olive tree to offer some shade, and vine, orange, and lemon trees for scented fruit in season. A six seater dining table is ideal for some alfresco dining of local Greek delicacies under the evening’s twinkling stars. Villa Anavyssos is located in the village of Anavyssos, near the coastal resort town of Palaia Fokea on the southern tip of the Attica coast on the Greek mainland. The nearest airport is Athens’ International, thirty kilometres north of the villa, and an easy twenty five minute scenic coastal road drive. The closest shops and supermarkets with everything you will need to cater for your holiday are within walking distance of the villa, whilst cafes, bars, and restaurants are a three minute drive away. You can walk or take a short drive to the nearest organised beach, Paralia Anavissou, which is just five minutes from the villa, with pre-bookable sun loungers and parasols, clean shallow waters, and a beach bar too.
The area is famous for its fabulous water sports, especially wind surfing, sea kayaking, snorkelling, and scuba diving. The Kouros Club, has its own bar and restaurant, and a Sea Activity School to teach you these skills.  For those who prefer to be on the water, there’s lots of local boat trips, whether it’s thrill seeking in a RIB, sharing a traditional caiques and island hopping, or chartering your own yacht with a captain, who can take you to beautiful bays and secret coves, the choice is yours. Land lubbers may prefer a buggy tour around the many ancient sites and sights, whilst nature lovers can discover the local flora and fauna following the forests and ready-made trails of Sounio National Park.
The resort of Palaia Fokea is two kilometres south of Anavyssos, a seaside town on the Saronic Gulf, famous for its deep sea fishing, and Paralia Katafygia, a beach divided into two parts by an old church. Further down on the southernmost tip is the town of Sounio, where there is the must-see 444BC Temple of Poseidon, a major monument built in the Golden Age of Athens, go for the sea views at sunset, and stand on the spot Homer wrote his Odyssey. Whilst you are there, bathe on one the many beaches, walk through the Sounio National Park, and make sure you don’t fall into the CHAOS massive crater, before a supper of delicious Greek delicacies in a sea front taverna. Go east to the town of Lavrio, home to silver mines of Greek antiquity, as far back as the eleventh century BC, and then view their history in the local Archaeological Museum and the Mineralogical Museum. After all that activity and sightseeing you’ve earned a treat, enjoy a glass of wine or two at the Strofilia Estate Winery, where you can taste the homegrown vintages. At the end of the day watch the stars under the stars at the delightfully named Age of Innocence open air cinema. Travel further afield and make your way north, back to Athens where you can walk up to the Acropolis, watch the changing of the Greek guard in Syntagma Square, marvel at the Parthenon, see the treasures in the Acropolis Museum, and watch the sun set at the Temple of Zeus.At Excellence Luxury Villas we pride ourselves on going that little bit further for our guests.
