With panoramic views of glorious landscapes everywhere you look, immerse yourself in rural Tuscan life in this beautiful and private villa north of San Gimignano and Volterra.
This historic farmhouse has been graciously restored to preserve its Tuscan heritage with exposed stone walls, terracotta flooring and wood beamed ceilings as well as expensive artwork and antique furnishings dating back to the 18th century. Guests can also expect superb modern additions such as the underfloor cooling and heating system, satellite TV and a music player with speakers in every room.
The three bedrooms are beautiful – two on the ground floor with travertine marble bathrooms and the master bedroom upstairs with an elegant en suite and doors leading out to an upper terrace with yet more idyllic views. For a further four guests, two sofa-beds in the mezzanine space can also be converted on request.  
Drink wine from local vineyards as you relax on the al-fresco terrace by the estate’s Etruscan remains – the villa was built on the ruins of an old fortress that dates back many hundreds of years. Wander through the ornamental garden or take a dip into the swimming pool made from emerald-coloured marble.   
Guests are treated to a complimentary wine tour and tasting at a local winery during their stay. Furthermore, a wide range of extra services can also be arranged including morning deliveries of freshly baked goods, a Wednesday evening feast with wine at a local agriturismo, an in-house chef or cookery classes as well as many guided tours and authentic Tuscan experiences.
Discover the surrounding hilly landscapes of olive groves, vineyards, cypress trees and wheat fields by horse-back, mountain bike or on foot or simply drive through the country lanes to tiny hamlets, welcoming agriturismi and charming villages. Visit the weekly market and Etruscan museum in Peccioli and look out for all sorts of festivities and celebrations across the year.
Heading south, historic Volterra and much-loved San Gimignano are waiting to be explored whilst Florence, Pisa and Siena can all be reached for wonderful days out during your stay in this alluring part of Tuscany.Around an hour south-east of Pisa and just north of San Gimignano and Volterra, Villa Edoardo enjoys a magnificent setting with 360 degrees panoramic views of landscapes so typical of Tuscany. Reached via a 2km long and scenic unpaved road, the location offers both privacy and serenity.
In this area you are surrounded by rolling hills of vineyards, olive groves, cypress trees and wheat fields. Little hamlets, tiny villages and characterful agriturismi are dotted across the countryside, and there are plenty of opportunities to buy local products such as wine, honey and of course extra virgin olive oil.
The nearest village is around a 15-minute drive away where you can sip a coffee in the deli-bar or dine at a restaurant recommended by the owner. A little further, the next village has a bar, restaurant, grocery shop and pharmacy.
The main town where you will find a larger supermarket and many other useful amenities is Peccioli (16km). This lovely town is also home to an atmospheric weekly market (guided tours are available), an Etruscan museum and an enchanting prehistoric park that will appeal to youngsters. Throughout the year there are many wonderful festivities and cultural events taking place in and around Peccioli.
There is horse-riding just a 10-minute drive away and the well-regarded Castelfalfi Golf Club is only 6km by car via the idyllic country lanes winding through the most picturesque scenery. Discover the many trails for hikes and mountain biking whilst spa-lovers can drive to Casciana Terme to pamper themselves.
If travelling in July, look out for the most amazing concert taking place close to Lajatico where Andrea Bocelli performs alongside many famous stars most summers.
A great range of guided tours and experiences can be arranged from olive-oil tasting near Volterra to truffle-hunting in the autumn and so many opportunities to sample local wines, including a complimentary tour and tasting at a local winery.
The magical and much-loved village of San Gimignano is around 30km away – a delightful place to explore with its many bell towers and glorious surroundings. Slightly less touristy but just as beautiful is Volterra (27km) with its medieval walls, Etruscan sites, Roman remains, incredible cathedral and impressive piazza.
Of course, both Pisa (52km) and Florence (70km) are close enough for a couple of brilliant days out – you could even hop on a train from Certaldo or Pontedera. Heading south, the artistic city of Siena (70km) could also be visited in a day, passing gorgeous Tuscan towns and villages such as charming Certaldo (30km) and Colle di Val d’Elsa (42km).
