Villa Boka Boka is located in the quiet and peaceful fishing village of Kostanjica close to the Verige Strait, the narrowest point of the Bay of Kotor. The bay locally known as Boka Kotorska has a magnificent scenery of blue sea, towering rocky mountains and coastal towns. The area has a Mediterranean climate with warm temperate summers and rainy winters. Tivat Airport is located at a 40-minute car journey from the villa.
The villa has a modern exterior with a mix of industrial and contemporary décor inside, the large picture windows throughout the different rooms of the villa let in plenty of light and offer glimpses of the stunning mountain and sea views. There are three bedrooms with king-sized beds with an additional sofa bed in one of the rooms and a total of three bathrooms, giving the property a capacity to accommodate up to 8 guests, ideal for bigger groups or a large family.
Villa Boka Boka boasts fantastic communal areas. The spacious lounge offers comfy seating and a cosy fireplace and has direct access to the pool area. The big kitchen comes fully equipped with a breakfast bar, and large dining table, the properties main entrance leads directly to this area. If you head up the first set of stairs, you will come across an additional seating area with two armchairs, from here you can peer over the internal balcony down into the main lounge. If you fancy keeping up your fitness while away then there is a gym located in the basement. The property also comes with a laundry room, a guest toilet and a storage room.
The outside of the property has plenty to offer; here you will find a private swimming pool measuring 10×6 metres, sun loungers, an outdoor dining set and a barbecue—a lovely space to spend time together and take in more of the stunning surrounding views.

Villa Boka Boka is located in Boka Kotorska, which is considered to be one of the most picturesque bays in the world. In the surrounding areas, you will find several restaurants, cafes, bars and supermarkets all reachable within a short car journey; there are a couple of restaurants in the area which are a short walk away from the property.
Besides the small beach just in front of the villa, a popular option is Morinj beach, which can be reached by car in less than 5 minutes, the shore is a mix of pebble and sand and offers more space with shaded areas provided by the surrounding trees. This local beach offers beautiful surrounding views and doesn’t get very crowded even during the peak season. Here you will find sunbed and umbrella hire, parking, a lifeguard on duty during peak season, a beach bar, toilets and showers, so all you need to think about is relaxing.
Herceg Novi town is located at a 25-minute drive from the villa and is a great place for a day out, here you will find plenty of shops, supermarkets, restaurants and cafes as well as plenty of places to explore. Walk around the old town’s winding stone streets, climb to the top of the clock tower, take a stroll along the long promenade, discover the beautiful church of Michael the Archangel, explore the town’s various fortresses and visit Savina Monastery and try the wine produced from its very own vineyard. If you are up for a bit of an adventure then kayaking and stand up paddleboard tours are available from the marina and are a fantastic and fun way to explore the coastline. Some of the tours’ top attractions include paddling into a submarine shelter and discovering the wreckage of an old fishing boat washed ashore during a storm.
The small charming town of Tivat is around a 35-minute car journey away; its top attractions include Sveti Roko church, Bucha Palace and the Maritime Heritage Museum which is home to over 300 exhibits and to 2 large submarines which can be explored inside and out.
