As you step through the imposing oak entrance door, you will find yourself immediately struck by the sense of space and calm. The ground floor welcomes you with an expansive, open-plan kitchen, seamlessly transitioning into the courtyard via large glass doors. Whether you are whipping up a meal on the large gas range or enjoying a glass of wine from the dedicated wine fridge, this is a kitchen made for gatherings. A long dining table seats fourteen, with additional seating at the breakfast bar. Just beyond, the courtyard beckons with its inviting pool and al fresco dining areas, perfect for lazy afternoons in the sun.

To your left, a spacious sitting room with vaulted ceilings and plush sofas awaits. The room, equipped with a piano and Smart TV, invites relaxation or casual socialising. A second sitting room mirrors this layout, both featuring large glass doors that open onto the pool area, making the indoor-outdoor flow perfect for groups. There are two staircases leading to the upper floors and the bedrooms, creating a little privacy between the upstairs rooms, both sections of the villa are linked by balconies that run the length of the house.

As you ascend to the first floor via the majestic spiral, primary staircase, the tranquillity continues. Here, there is a cosy seating area overlooking the street below, as well as three double bedrooms, with en-suite bathrooms and luxurious comfort. Two of the rooms open onto balconies, overlooking the courtyard below. At the top of the stairs, there is another en-suite double bedroom, opening onto the elegant second-floor balcony. The rooftop terrace, accessed by a steep set of stairs, rewards you with panoramic views over Ciutadella’s historic rooftops—an idyllic spot to end your day, sipping a drink as the sun sets over the ancient city.

The secondary staircase leads up to a twin bedroom on the first floor with an en-suite and access to the first-floor balcony. Stepping up to the second floor, there are two elegant double bedrooms, with en-suite’s, large walk-in showers and access to the spacious second floor balcony that overlooks the courtyard pool area.

Outside, the courtyard offers a peaceful retreat, with areas for sunbathing, swimming, and dining under the Menorcan sky. Despite being in the city, Casa Arenisca feels like a world away, combining the best of both a cultural and coastal escape.
