Villa Rouje is a stunning hillside villa with panoramic ocean views across the sparkling sea and within easy reach of Théoule-sur-Mer, on the southern tip of the Bay of Cannes.
Built on the hills, and spread over 2 floors, the seven bedroom villa captures the essence of ultra-modern living and surrounds it with typically French terraced landscaping to make the most of its prominent position above Port la Galère. The open-plan design and floor-to-ceiling windows bring the spectacular sea view indoors, giving an incredible sense of space and light throughout.
Enjoy the dazzling vistas from the upper main floor in the lovely open-plan kitchen and living area, featuring sliding windows that lead out to a sea-facing terrace with bioclimatic pergola – a perfect space for al-fresco meals while enjoying the view of the sea and the swimming pool below. There are more amazing views from the air-conditioned master bedroom, with its en-suite, dressing room and direct access to its ocean view terrace. 
Access to the lower level, the garden level, is by an internal staircase which leads to a further five elegant bedrooms identical in size and layout, each with its own shower room with toilet. Each room has direct access to the terrace which overlooks the salted infinity pool and there is also an independent apartment attached to the main property, with a separate entrance, its own kitchen-living room, double bedroom and en-suite bathroom Completing the lower level of this contemporary home is an outdoor summer kitchen with covered terrace and a heated salt-water infinity pool which overlooks the Lérins Islands and the Bay of Cannes.

Drive along the famous Corniche D’Or, a magnificent road bordered by the turquoise Mediterranean waters and the red rocks, to visit the glamorous Cannes with its luxe beaches, grand hotels and expensive boutiques. For hiking enthusiasts, the Esterel Massif is also nearby and contains thousands of hectares of volcanic mountains and forest which contrasts beautifully with the azure sea.Hillside Villa Rouje is ideally situated in the glorious Alpes-Maritimes department in the Côte d’Azur region in Southeastern France. The picturesque beach, Plage de l’Aiguille, is just a stone’s throw away and is an ideal spot for snorkelling and swimming in the azure Mediterranean. Nearby, the Pointe de L’Aiguille offers a magnificent backdrop of red rocks plunging into the sea and there are spectacular views of the sea, coastline and mountains.
A short walk or drive along the coastal road from the villa and you’ll reach the small town of Théoule-sur-Mer, centrally situated on the French Riviera in a lovely setting below the Esterel massif and fronted by the Mediterranean Sea. Here, guests will find local restaurants, a supermarket, and further amenities. Hop on train from the nearby station to Cannes, taking just over 15 minutes, or hop on a boat shuttle departing Théoule-sur-Mer in the summer months. With its palm-fringed sandy beaches, trendy restaurants, and a wealth of charm in its old quarter, the glitz and glamour of Cannes is irresistible.
For a day out on the water, take a boat trip from Théoule-sur-Mer along the French Riviera or to the tranquil Lérins Islands – don’t forget to look out for dolphins and whales on the way!
Outdoor adventure enthusiasts can enjoy a hike or mountain bike through the Massif de l’Esterel, a large and stunning natural area of red-coloured rocky mountains located between Cannes and St Tropez.
