Sea-view villas and apartments above the Baie des Anges, from Mont Boron to Fabron and the hills towards Èze

Nice is the one place on the Côte d'Azur that never stops being a city. It has a baroque old town of ochre lanes, a morning flower market, a Roman past up in Cimiez and a seafront promenade of some seven kilometres that the English paid for in the 1820s. Since 2021 it has been on the UNESCO World Heritage list as the Winter Resort Town of the Riviera.
Our Nice collection runs to 50+ homes, from apartments with sea views in Fabron and Saint-Roch to villas with pools on the slopes of Mont Boron, and a few further along the coast in Èze and towards Monaco. The largest have up to 7 bedrooms.
Here is a guide to the neighbourhoods, the coast on either side and the best time to come.

Mont Boron rises east of the port, a wooded headland of Belle Époque villas and pine-scented lanes, with the sixteenth-century Fort du Mont Alban at the top. It's the place for a house with a pool and the whole bay laid out below.
Fabron, on the western side, is quieter and residential, and its apartments look across the Baie des Anges towards the airport and Cap d'Antibes. Cimiez, on the hill north of the centre, is where Queen Victoria wintered, and Saint-Roch and the streets near the port put you within walking distance of Vieux Nice and its restaurants.

Matisse lived in Nice from 1917 until his death in 1954, and the Musée Matisse sits among olive trees and Roman ruins in Cimiez. The Musée National Marc Chagall is just down the hill, and the Villa Masséna on the Promenade tells the story of the city's years as a winter resort.
In Vieux Nice, the Cours Saleya has flowers and produce every morning except Monday, when the antiques dealers take over. Climb the Colline du Château afterwards for the best view of the city, the port and the long curve of the bay.

Three corniche roads run east from Nice, each higher than the last. Villefranche-sur-Mer is ten minutes away, with a deep natural harbour and a chapel painted by Jean Cocteau. Beyond lies Saint-Jean-Cap-Ferrat and the Villa Ephrussi de Rothschild with its gardens.
Èze sits on a rock above the sea, a medieval village of steep lanes topped by an exotic garden, and the Nietzsche path winds down from there to the shore. Monaco is around half an hour by car, or less by the coastal train, which is often the cleverer choice in summer.

Niçois cooking is its own thing, closer to Liguria than to Paris: socca, a chickpea pancake eaten hot from the oven, pissaladière with onions and anchovies, stuffed courgette flowers, and the salade niçoise that locals will tell you never contains cooked vegetables. A glass of rosé from Bellet, the city's own small wine appellation, goes well with all of it.
The sea is warm enough from June to September, and October is often lovely. In February the Carnival fills the Place Masséna and the Promenade, flower battles included. Our concierge can arrange beach club loungers, boat days, restaurant tables and transfers.
