Villas above the Budva Riviera, from the walled old town to the hills behind Sveti Stefan
As featured in
People have lived in Budva for some two and a half thousand years, and the old quarter still sits on the small peninsula where the town began, ringed by Venetian walls. Around it runs the Budva Riviera, a coast of sand and pebble beaches pressed up against steep green mountains. Sveti Stefan, the walled island village, is a short drive to the south. In summer the town fills up and stays up late. The hills above it remain remarkably calm.
There are 39 villas in our Budva collection, and most of them sit in the hillside villages rather than on the promenade: family villas in Rađenovići, houses around Sveti Stefan and in Stanišići above Bečići, suites and villas within the Ananti resort at Reževići, and a penthouse in town.
Below you will find the coast village by village, the best months to come and the short journey from Tivat.
Villa numbers and guide prices are updated daily from our live collection.

Villa Cetia Montenegro | 4-Bedroom Villa with Heated Pool in Prijevor4 bedroomsSveti Stefan and Rađenovići for the famous island and quiet hillside lanes, Stanišići and Prijevor for easy access to Budva's old town and beaches, and Drobnići and Rijeka Reževići for the calmer coves to the south.

Budva's old town stands on a small rocky peninsula. Inside its Venetian walls is a tight maze of marble lanes, with the Citadel and the churches of St John and the Holy Trinity. Much of it was carefully rebuilt after the earthquake of 1979, and the repairs have worn well.
Every summer since 1987 the Grad Teatar festival has turned its squares into open-air stages, with theatre, concerts and readings on most evenings from around the start of July to late August. By day, a path round the headland takes you to the two coves of Mogren beach. The long promenade of Slovenska plaža is where the town gets loud after dark, which is a good argument for a villa up in the hills.

Sveti Stefan is the picture that sells Montenegro: a 15th-century fishing village on an islet, joined to the shore by a narrow causeway. It became an Aman hotel in 2009, then spent five years closed over a dispute about beach access, and reopened in the summer of 2026. Under the settlement, local residents can now use the beach facing the island again. The pines and gardens of Miločer run along the shore towards Pržno.
Inland, Rađenovići climbs the slopes just above Sveti Stefan, with olive terraces, quiet lanes and wide views over the coast. The beaches are only a short drive away, yet the promenade feels much further off than it really is.

South of Sveti Stefan the coast gets quieter. Drobnići and Rijeka Reževići sit on the slopes above a string of small pebble coves, Drobni Pijesak among them. The old Reževići monastery stands among olive trees beside the coast road, and Petrovac, a small harbour town with a good beach, is a few minutes further on.
The Ananti resort has its own inlet here, and a few of our suites and villas are inside it. This stretch suits anyone who wants quiet days and early nights, with Budva's restaurants still within easy reach for an evening out.

On the coast, dinner comes from the sea: grilled fish sold by weight, black cuttlefish risotto and mussels cooked na buzaru with garlic, white wine and parsley. From the mountains come Njeguši ham and cheese, named after the village on the old road up to Lovćen, and the red to drink with them is Vranac. Kotor, Cetinje and the Njegoš Mausoleum on Lovćen all make easy day trips.
The sea is warm enough to swim from June into early October, and July and August are hot and busy. May and late September are the months for walking, visiting monasteries and taking long lunches without the crowds. Our concierge can arrange boat days, transfers, restaurant tables and drivers for the mountain roads.

Search by size, pool, location and price, or tell us what you have in mind and we will put together a shortlist.

Couples, families with small children, three generations together or a crowd of friends celebrating a birthday: we match the house to the group, down to the number of bathrooms and whether the pool is fenced.
Sveti Stefan and the hillside village of Rađenovići above it suit couples and families who want quiet and a view of the island. Stanišići and Prijevor are handy for the old town and the beaches. Drobnići and Rijeka Reževići, further south, are the calmest of all.
June to September is the swimming season, and July and August are the hottest and busiest months, when Grad Teatar fills the old town with performances. May and late September are quieter and better for walking and sightseeing.
