Villas in Puglia

The heel of Italy, and the best-kept secret it no longer keeps

For years Puglia was the region Italians kept for themselves: two coastlines, a countryside of ancient olive groves and dry-stone walls, whitewashed hill towns and a cuisine built on burrata, orecchiette and very good olive oil. The secret is out now, but the heel of Italy remains wonderfully unhurried, and its villas are among the most characterful in the country.

Our Puglia collection runs to 670+ properties: masserie, the fortified farmhouses of the Apulian countryside, restored with great taste; clusters of conical trulli in the Valle d'Itria; and contemporary villas a short drive from the Adriatic and Ionian seas. Most have private pools, and many sit among olive trees older than most European capitals.

Here is where to stay, when to go and what to do once you have found the shade.

Where to stay in Puglia

The Valle d'Itria for trulli and hill towns, Ostuni and Monopoli for a masseria within reach of the sea, and Lecce and the Salento for baroque architecture and two coastlines.

The Valle d'Itria

Trulli, hill towns and dry-stone walls

Between Bari and Brindisi lies the Valle d'Itria, a gentle landscape of vineyards, olive groves and the conical stone houses known as trulli. Alberobello, whose trulli are a UNESCO World Heritage Site, is the most famous, but Locorotondo, Cisternino and Martina Franca are every bit as lovely and considerably quieter. A restored trullo with a pool is one of the most distinctive places to stay in Italy.

Ostuni & the Adriatic

The white city and a masseria by the sea

Ostuni, the città bianca, rises from the olive groves in a tumble of whitewashed lanes, and the countryside between it and the sea is where many of Puglia's finest masserie are found. Monopoli has a working harbour and an old town worth an evening, and Polignano a Mare perches on limestone cliffs above the Adriatic, its tiny beach of Lama Monachile one of the most photographed in Italy.

Lecce & the Salento

Baroque churches and two seas

Lecce is a city of honey-coloured baroque churches and palazzi, carved from the soft local stone and sometimes called the Florence of the South. South of it, the Salento peninsula runs down to Santa Maria di Leuca, where the Adriatic meets the Ionian, with Otranto on one coast and Gallipoli on the other, and beaches of white sand and clear water in between.

Food, Wine & the Seasons

A table that sets the rhythm of the day

Puglia produces a large share of Italy's olive oil, and its kitchen is generous and simple: orecchiette with turnip tops, raw seafood eaten at the harbour, burrata still warm from the dairy and Primitivo and Negroamaro to drink with all of it. Late spring and September are the best months for walking and sightseeing, while July and August bring long, hot days and lively evening festivals in every town. Our concierge can arrange a private chef, cookery lessons, boat trips and transfers.

Why book your Puglia villa with Excellence Luxury Villas

The right house, not the nearest one

Puglia's villas range from single trulli to vast masserie, and we know which are close to the sea and which are deep in the olive groves. With 670+ properties in Puglia, we can usually find the house that suits you rather than the one that happens to be free. Search by size, pool, location and price, or tell us what you have in mind and we will put together a shortlist.

Book direct

You book with us directly, with no booking fees. Questions about access roads, pool heating or how far it really is to the nearest beach go to people who can find out the answer.

A concierge who knows the territory

Private chefs, cookery lessons, boat trips along the coast, wine tastings, transfers from Bari or Brindisi and restaurant reservations. Our concierge team arranges all of it, leaving you free to decide which terrace to sit on.

A house for every kind of party

Couples, families with small children, three generations together or a crowd of friends celebrating a birthday: we match the house to the group, down to the number of bathrooms and whether the pool is fenced.

Frequently Asked Questions

Where is the best area in Puglia for a villa holiday?

These are guide prices based on current listings; each property page shows its own rates for your dates.
