Villas on the Caribbean and the Pacific, from Tulum and Los Cabos to Puerto Vallarta, with city apartments in Mexico City and Oaxaca
As featured in
Mexico is really several holidays sharing one passport stamp. On the Caribbean side you get white sand, water the colour of a swimming pool and a Maya city on the cliffs at Tulum. On the Pacific, desert mountains drop into the sea at Los Cabos, and green hills rise behind the Bay of Banderas at Puerto Vallarta. Inland are Mexico City, one of the great food cities of the world, and Oaxaca, home of mole and mezcal.
We have 170+ properties across the country. They range from beach villas with access to the sand near Tulum and sea-view apartments above Cabo San Lucas to hillside houses in Puerto Vallarta and roomy city apartments in Condesa and Oaxaca.
Below you will find how the regions differ, when each is at its best and how to get there from Britain.

Few beach towns have a Maya city on the cliff above them. At Tulum the walled ruins look straight out over the Caribbean. Inland, the limestone is full of cenotes, freshwater sinkholes that are a joy to swim in. Sac Actun, one of the longest known underwater cave systems, draws divers from all over the world.
North of town, Tankah Bay is quieter and more residential. Nearby Xcacel is a protected beach where turtles nest in summer. Playa del Carmen is livelier, with its pedestrian Quinta Avenida, the gated Playacar estate and ferries across to Cozumel for the reefs.

At the southern tip of the Baja California peninsula, the desert runs straight down to the water. The rock arch of El Arco marks Land's End at Cabo San Lucas, where the Pacific meets the Sea of Cortez, and boats run out to it from the marina. Pedregal, the gated hillside above the town, has some of the finest views on the coast.
The Corridor runs between Cabo San Lucas and the older, quieter town of San José del Cabo, with coves such as Chileno Bay for snorkelling. From roughly December to April, humpback whales pass close to shore. Sport fishing, meanwhile, is close to a local religion.

Puerto Vallarta sits on the Bay of Banderas, one of the largest bays in Mexico, with the Sierra Madre rising green behind it. The old town has cobbled streets and the Malecón, a seafront promenade lined with sculpture. Amapas climbs the hillside above the Zona Romántica and Los Muertos beach, and its houses look straight across the bay.
Further north, in Nayarit, Sayulita is a relaxed surf village and Punta Mita a smart peninsula of golf and beach clubs. Humpback whales spend the winter in the bay as well, usually from December to March.

Mexico City sits at around 2,240 metres and repays a few days of anyone's time. Walk the leafy Art Deco streets of Condesa, visit the Museo Nacional de Antropología and Frida Kahlo's Casa Azul in Coyoacán, and take an easy day trip to the pyramids of Teotihuacan. Oaxaca, whose historic centre is a UNESCO World Heritage Site, is the place for mole, mezcal and the Guelaguetza festival in July. Both cities celebrate the Day of the Dead at the start of November.
On the coasts, November to April is dry, warm and settled. Summer is hotter and wetter, and the hurricane season runs into November. Our concierge can arrange transfers, private chefs, guides for the ruins and cenotes, and restaurant tables.

With 170+ properties in Mexico, we can usually find the house that suits you rather than the one that happens to be free. Search by size, pool, location and price, or tell us what you have in mind and we will put together a shortlist.
You book with us directly, with no booking fees. Questions about access, parking, pool heating or how far it really is to the nearest beach go to people who can find out the answer.
Airport transfers, private chefs, guides for cenotes and Maya ruins, whale-watching and fishing trips in Los Cabos, restaurant tables in Mexico City and mezcal tastings in Oaxaca. Our concierge team arranges all of it, leaving you free to decide which terrace to sit on.
Couples, families with small children, three generations together or a crowd of friends celebrating a birthday: we match the house to the group, down to the number of bathrooms and whether the pool is fenced.
Tulum and the Riviera Maya are best for Caribbean beaches, cenotes and Maya ruins. Los Cabos is best for sea views, whale watching and a polished resort feel, and Puerto Vallarta for a real town on a beautiful bay. Mexico City and Oaxaca make excellent city stays, either on their own or before the beach.
November to April is dry and warm on both coasts, and it is also when the whales arrive off Los Cabos and Puerto Vallarta. Summer is hot and humid, and the hurricane season runs from early summer to November. Sargassum seaweed can also wash up on Caribbean beaches in spring and summer.
Yes, if you pick the right beach. The Sea of Cortez side is calmer, and Médano beach in Cabo San Lucas and the coves at Chileno and Santa María along the Corridor are good for swimming and snorkelling. Many Pacific-facing beaches have strong currents and are best enjoyed from the sand.

These are guide prices based on current listings; each property page shows its own rates for your dates.
British Airways, Virgin Atlantic and TUI fly direct to Cancún, a flight of around ten and a half hours from London. British Airways and Aeroméxico fly direct from Heathrow to Mexico City. Tulum is around two hours by road from Cancún and also has its own airport. Los Cabos and Puerto Vallarta usually mean one connection, often through the United States or Mexico City.
