Villas in Tuscany

Tuscany, done properly, means a house of your own

Tuscany has been seducing northern Europeans since the Grand Tour, and the reasons have hardly changed: cypress avenues, hill towns the colour of warm toast, a glass of Chianti Classico at lunch that nobody will judge you for, and a light that painters have been trying to pin down for six centuries. What has changed is how people stay. The hotel in town has given way to the villa in the hills, and quite right too.

Our Tuscany collection runs to 2,200+ properties: restored stone farmhouses (the casale and podere of every estate agent's dreams), working wine estates, Renaissance villas on the edge of Florence and the occasional castle for those who feel a farmhouse is rather underdoing it. Most have private pools, many sit among their own olive groves, and almost all of them come with a view that will make you late for dinner.

Below you will find where to stay, when to go and what to do once you have unpacked and located the corkscrew. If you would rather someone simply arranged it all, our concierge team will happily oblige.

Where to stay in Tuscany

Chianti for wine and a central base, the Val d'Orcia for the landscape on every postcard, Lucca and Versilia for the sea, and the Florentine hills for those who want the Uffizi before lunch and the pool after it.

Between Florence and Siena, the hills that made the name

The Chianti Classico zone fills the hills between Florence and Siena, and the black rooster on its bottles is the nearest thing Tuscany has to a coat of arms. This is classic villa country: stone farmhouses at the end of white gravel roads, vineyards running down to the pool fence, and villages such as Greve, Castellina, Radda and Gaiole that appear to exist chiefly to supply lunch.

It is also the most practical base in the region. Florence and Siena are both within easy reach by car, San Gimignano and its medieval towers are a short drive west, and the estates will sell you their wine at the cellar door with a generosity of pour that rather undermines any plan to drive anywhere afterwards. Our concierge can book a driver for precisely that reason.

Val d'Orcia & Southern Tuscany

The landscape you have seen on a thousand calendars

South of Siena the hills soften into the Val d'Orcia, a UNESCO World Heritage Site and the reason so many people believe Tuscany is composed entirely of cypress-lined lanes and solitary farmhouses on rolling green. In fairness, it very nearly is. Pienza, rebuilt by Pope Pius II as an ideal Renaissance town, sells pecorino of almost indecent quality. Montalcino makes Brunello, Montepulciano makes Vino Nobile, and a tasting of each is the most agreeable homework in Italy.

Villas here tend to be more secluded and the views longer, which suits anyone whose idea of a holiday is a book, a pool and nobody else in sight. Further south and west, the Maremma is wilder country still, with its own cowboys, the butteri, and the warm thermal waters of Saturnia.

The Renaissance by morning, the beach by afternoon

For a villa within reach of the Uffizi, look to the hills around Florence, where the great families built their summer houses so they could look down on the city rather than sit in it. Brunelleschi's dome, the Ponte Vecchio and the artisan workshops of the Oltrarno are a short drive away, and the drive back to a quiet pool is the finest argument for a villa yet devised.

West of Florence, Lucca keeps its Renaissance walls entirely intact, broad enough to walk or cycle the full circuit with a gelato in hand. Beyond lies the Versilia coast, where Forte dei Marmi has long been the smart Florentine's beach, all striped parasols in regimented rows and lunches that run well into the afternoon. Pietrasanta, at the foot of the marble mountains, is full of sculptors' studios and very good galleries.

A calendar arranged around the table

Tuscany rewards those who plan by season. Late spring brings wild flowers and warm days without the crowds. Summer is hot, long and very beautiful, and Siena runs its Palio around the Piazza del Campo on 2 July and 16 August, a bareback horse race of such ferocious local loyalty that it makes Royal Ascot look like a vicarage tea. September and October are the months of the vendemmia, the grape harvest, followed by the olive pressing and the first green, peppery oil of the year.

November belongs to the white truffle around San Miniato, and to anyone sensible enough to book a villa with a fireplace. At any time of year our concierge can arrange a private chef, cookery lessons in your own kitchen, visits to wine estates with the people who make the wine, and restaurant reservations, which in August is a skill in itself.

Why book your Tuscany villa with Excellence Luxury Villas

The right house, not the nearest one

With 2,200+ properties across the region, from two-bedroom farmhouses to estates with 27 bedrooms, we can usually find the house that suits you rather than the one that happens to be free. Search by size, pool, location and price, or tell us what you have in mind and we will put together a shortlist.

Book direct

You book with us directly, with no booking fees. Questions about access roads, pool heating or how far the nearest bakery really is go to people who can find out the answer.

A concierge who knows the territory

Private chefs, drivers for wine tasting days, transfers from Florence or Pisa, guided visits to the Uffizi, cookery lessons, truffle hunts in season and restaurant reservations: our concierge team arranges all of it, leaving you free to decide which terrace to sit on.

A house for every kind of party

Couples, families with small children, three generations together or a crowd of friends celebrating a birthday: Tuscany has a villa for each, and we match the house to the group, down to the number of bathrooms and whether the pool is fenced.

Frequently Asked Questions

Where is the best area in Tuscany for a villa holiday?

Chianti is the most popular choice: central, beautiful and within easy reach of both Florence and Siena. The Val d'Orcia suits those who want space and the classic Tuscan landscape. For beaches, look at Lucca and the Versilia coast around Forte dei Marmi, and for culture, the hills around Florence.

When is the best time to rent a villa in Tuscany?

May, June, September and early October bring warm weather, quieter roads and the best light. July and August are hot and busy, though a private pool helps considerably. The grape harvest runs through September and October, and November is white truffle season.

Do I need a car for a villa holiday in Tuscany?

Almost certainly. Most villas are in the countryside, which is rather the point, and public transport seldom reaches the end of a gravel road. If nobody wants to drive after a wine tasting, our concierge can book a private driver.

Can you arrange a private chef at a villa in Tuscany?

Yes. Our concierge can arrange a private chef for a single dinner or your whole stay, along with cookery lessons, wine estate visits and in-villa treatments.

How much does a luxury villa in Tuscany cost?

Across our 2,200+ villas in Tuscany, weekly rates typically range from £2,500 to £7,900, with the most affordable from around £1,800 a week and the largest estates well above. Prices depend on the size of the property, its location and the season, with July and August the most expensive. These are guide prices based on current listings; each property page shows its own rates for your dates.

Which airport is closest to villas in Tuscany?

Florence and Pisa are the two main airports. Florence suits Chianti and the Florentine hills, while Pisa is closest to Lucca and the coast. Southern Tuscany is also within reach of Rome. Our concierge can arrange private transfers from any of them.

Are there villas in Tuscany for large groups or weddings?

Yes. Our Tuscany collection includes estates and castles with up to 27 bedrooms, many with grounds suited to celebrations. Tell us the size of your party and the occasion, and we will send a shortlist of houses that suit it.
