Two holidays in one state

Most families who go to Florida end up wanting two holidays at once. Inland, around Orlando, are the theme parks: Walt Disney World, which opened in 1971, along with Universal and SeaWorld. Around the edges is the longest coastline in the mainland United States, with Atlantic surf on one side, calm Gulf sunsets on the other and the Everglades in between.

We have 1,300+ properties across the state. Many are pool villas in the resort communities around Kissimmee and Davenport. There are also sea-view apartments and penthouses in Miami Beach, Surfside and Downtown Miami, canal-side houses in Fort Lauderdale, and beach houses on Anna Maria Island and in the Keys.

Below is a guide to the regions, the seasons and the stone crabs.

Where to stay in Florida

Kissimmee and Davenport for pool villas close to the Orlando parks, Miami Beach and Downtown Miami for Art Deco and city life, Fort Lauderdale for canals and boats, and Anna Maria Island and the Keys for slower days by the water.

Orlando & the Parks

Pool villas within reach of the Magic Kingdom

Most of our Florida villas are in the gated resort communities around Kissimmee, Davenport and ChampionsGate, south-west of Orlando and within around half an hour of Walt Disney World. They are built for this kind of holiday, with plenty of bedrooms, most with private pools, and room to recover after a long day in the parks.

Universal Orlando and SeaWorld are a short drive away. When the children have had enough of queues, a day at NASA's visitor complex at Cape Canaveral, about an hour and a quarter east on the Atlantic coast, makes a very good change of scene. A hire car is close to essential here, as it is in most of Florida.

Miami & the Gold Coast

Art Deco, Cuban coffee and canals

The southern end of Miami Beach, South Beach, holds the Art Deco Historic District, with its pastel 1930s hotels along Ocean Drive. Surfside, further north, is quieter and more residential. Across Biscayne Bay, Downtown Miami has the Pérez Art Museum on the waterfront, and leafy Coconut Grove has Vizcaya, the Italianate villa built for James Deering a century ago.

In Little Havana, Calle Ocho is the place for a cafecito, with the old men playing dominoes in Máximo Gómez Park. Fort Lauderdale, around 45 minutes north, is threaded with canals, and many houses on the Las Olas Isles have their own dock. Palm Beach, further up the coast, is all Worth Avenue and good manners.

The Keys & the Gulf Coast

Bridges, reefs and Gulf sunsets

The Overseas Highway links the Florida Keys over more than forty bridges, the Seven Mile Bridge among them, on its way to Key West. Islamorada, in the Upper Keys, calls itself the sport fishing capital of the world, and the coral reef offshore makes for excellent snorkelling and diving.

On the Gulf coast, Anna Maria Island, near Bradenton, is low-rise and unhurried, with a free trolley running the length of the island. Holmes Beach sits in the middle. Sarasota, a short drive south, has the Ringling museum of art and the fine white quartz sand of Siesta Key.

Food & the Seasons

Stone crabs, key lime pie and a long winter sun

Florida's great seasonal treat is the stone crab. It can only be landed between mid-October and May and is served cold with mustard sauce, most famously at Joe's in Miami Beach. Otherwise, try a Cuban sandwich in Little Havana, a grouper sandwich by the water and a slice of key lime pie in the Keys.

Winter and spring are dry, warm and the most comfortable time to come. Summer is hot and humid, with afternoon thunderstorms, and hurricane season runs from June to November. Art Basel fills Miami Beach each December. Our concierge can arrange park tickets, fishing charters, boat days, restaurant tables and car hire.

Why book your Florida villa with Excellence Luxury Villas

The right house, not the nearest one

Florida is a big state and two very different holidays, and we know which communities are closest to the parks, which apartments face the ocean and which houses sit on the water. With 1,300+ properties in Florida, we can usually find the house that suits you rather than the one that happens to be free. Search by size, pool, location and price, or tell us what you have in mind and we will put together a shortlist.

Book direct

You book with us directly, with no booking fees. Questions about access, parking, pool heating or how far it really is to the nearest beach go to people who can find out the answer.

A concierge who knows the territory

Theme park tickets, fishing charters in the Keys, boat days from Fort Lauderdale, restaurant reservations in Miami, car hire and airport transfers. Our concierge team arranges all of it, leaving you free to decide which terrace to sit on.

A house for every kind of party

Couples, families with small children, three generations together or a crowd of friends celebrating a birthday: we match the house to the group, down to the number of bathrooms and whether the pool is fenced.

Where is the best place to stay in Florida?

Kissimmee and Davenport are the obvious choice for the Orlando theme parks. Miami Beach and Downtown Miami suit those who want beaches, restaurants and city life, Fort Lauderdale is good for boats and canals, and Anna Maria Island and the Keys are best for a slower, beach-focused holiday.

March to May and November to early December give warm, mostly dry weather. Winter is mild and popular, especially in the south. Summer is hot, humid and stormy, and hurricane season officially runs from June to November.

How close are the Kissimmee and Davenport villas to Walt Disney World?

Most are within around 10 to 30 minutes' drive of the Disney parks, depending on the community. Universal Orlando and SeaWorld are a little further, and our concierge can suggest the best location for the parks you plan to visit.

Can you arrange a private chef at a villa in Florida?

Yes. Our concierge can arrange a private chef for a single dinner or your whole stay, along with cookery lessons, guided visits, transfers and restaurant reservations.

How much does a luxury villa in Florida cost?

Across our 1,300+ villas in Florida, weekly rates typically range from £2,200 to £7,800, with the most affordable from around £1,400 a week and the largest estates well above. Prices depend on the size of the property, its location and the season, with July and August the most expensive. These are guide prices based on current listings; each property page shows its own rates for your dates.

How do I get to Florida from the UK?

There are direct flights from the UK to Orlando and Miami, taking around nine to ten hours. Tampa and Fort Lauderdale airports are useful for the Gulf coast and the Gold Coast, and a hire car makes getting around much easier.
