Villas in Seminyak

Sunset on the sand, dinner down the lane

Seminyak was rice fields and coconut groves not so very long ago. Today it is the most polished stretch of Bali's south-west coast. The beach faces west, so most evenings end with the sun sinking into the Indian Ocean, usually watched with a cold drink in hand. Behind the sand runs a grid of lanes lined with restaurants, design shops and spas, and small shrines where fresh offerings of flowers and rice are set out each morning.

We have 60+ villas in and around Seminyak. Some are compact walled villas tucked down narrow gangs, as the local lanes are called. Others are large family compounds of up to 10 bedrooms, either in the traditional style of open pavilions set around a garden or crisply modern.

Below you will find the neighbourhoods, the food and the best time to come.

Where to stay in Seminyak

Petitenget and Batu Belig for the beach clubs and the best tables, central Seminyak around Eat Street for shopping and doing everything on foot, Canggu to the north for surf and a younger crowd, and Kuta to the south for the airport and a busier beach.

Petitenget & Batu Belig

A sea temple among the beach clubs

Northern Seminyak is where the area's reputation was made. Jalan Petitenget is lined with serious restaurants and cocktail bars, and the beach clubs along the sand fill up as the afternoon wears on.

Yet at its heart stands Pura Petitenget, an old sea temple by the beach where ceremonies still go on in full view of the sunloungers. Cross the little wooden bridge beside it and you reach one of the island's best spots for the sunset. Batu Belig, a little further north, is calmer and runs on towards Kerobokan.

Central Seminyak

Eat Street, Oberoi and the shops

Jalan Kayu Aya, known to everyone as Eat Street and officially renamed Jalan Laksmana, is the spine of central Seminyak. It is a stretch of restaurants, boutiques and homeware shops worth a whole morning of browsing. Villas here put you within walking distance of dinner, which matters more than you might think in a place where traffic can be slow.

To the south, Seminyak merges into Legian at Double Six beach, and beyond that lies Kuta, with its long surf beach and the airport.

Days Out

Up the coast and into the hills

Canggu lies just up the coast, with surf breaks, relaxed cafés and a younger crowd. Tanah Lot, the sea temple perched on a rock offshore, is around an hour's drive north-west and best seen at sunset, if you can face the crowds.

Inland, Ubud is an hour or more away depending on traffic. It is Bali's cultural centre, with rice terraces, the Sacred Monkey Forest, craft villages and evening dance performances. A private driver for the day is by far the easiest way to see it, and our concierge can arrange one.

Food, Festivals & the Seasons

Babi guling, offerings and a long dry season

Seminyak eats well at every level. There are polished tasting menus, but also warungs serving babi guling, the Balinese spit-roast pork, and bebek betutu, duck slow-cooked in spices. Ask for sambal matah, a raw shallot and lemongrass relish, with everything.

The dry season runs from April to October. During the wet months, rain tends to arrive in short bursts rather than whole days. Nyepi, the Day of Silence, usually falls in March and closes the whole island, airport included, for 24 hours. During Galungan, tall bamboo penjor arch over every lane. Our concierge can arrange drivers, tables, in-villa massage and transfers.

Why book your Seminyak villa with Excellence Luxury Villas

The right house, not the nearest one

Seminyak's lanes look much alike and traffic shapes every day here, so we know which villas are a short walk from the beach and Eat Street and which are properly quiet at night. With 60+ properties in Seminyak, we can usually find the house that suits you rather than the one that happens to be free. Search by size, pool, location and price, or tell us what you have in mind and we will put together a shortlist.

Book direct

You book with us directly, with no booking fees. Questions about access, parking, pool heating or how far it really is to the nearest beach go to people who can find out the answer.

A concierge who knows the territory

Airport transfers, private drivers for days out to Tanah Lot and Ubud, beach club and restaurant reservations, in-villa massage, nannies and a private chef. Our concierge team arranges all of it, leaving you free to decide which terrace to sit on.

A house for every kind of party

Couples, families with small children, three generations together or a crowd of friends celebrating a birthday: we match the house to the group, down to the number of bathrooms and whether the pool is fenced.

Frequently Asked Questions

Where is the best place to stay in Seminyak?

Petitenget and Batu Belig suit those who want the beach clubs and the best restaurants close by. Central Seminyak around Eat Street is ideal if you like to walk everywhere, and the quieter lanes towards Kerobokan suit families who want calm evenings.

When is the best time to visit Seminyak?

April to October is the dry season, with sunny days and lower humidity. July and August are the busiest months. November to March is wetter, but the rain usually comes in short, heavy showers, and the island is greener and quieter.

What is Nyepi and will it affect my holiday?

Nyepi is the Balinese Day of Silence, usually held in March. For 24 hours the whole island stops: no traffic, no flights, and visitors stay within their villa or hotel. The night before, villages parade giant ogoh-ogoh effigies through the streets, which is well worth seeing.

Can you arrange a private chef at a villa in Seminyak?

Yes. Our concierge can arrange a private chef for a single dinner or your whole stay, along with cookery lessons, guided visits, transfers and restaurant reservations.

How much does a luxury villa in Seminyak cost?

Across our 60+ villas in Seminyak, weekly rates typically range from £2,500 to £6,300, with the most affordable from around £1,600 a week and the largest estates well above. Prices depend on the size of the property, its location and the season, with July and August the most expensive. These are guide prices based on current listings; each property page shows its own rates for your dates.

How far is Seminyak from Bali airport?

Ngurah Rai International Airport at Denpasar is around 10 km away. The drive usually takes 30 to 45 minutes, and longer at peak times, when traffic through Kuta can be heavy. Our concierge can arrange private transfers.

Are there villas in Seminyak for large groups?

Yes. Our Seminyak collection includes properties with up to 10 bedrooms. Tell us the size of your party and the occasion, and we will send a shortlist that suits it.
