Villas in Brindisi

White towns, ancient olives and the end of the Appian Way

The province of Brindisi covers the part of Puglia that most people picture when they think of a villa holiday there. Ostuni sits white on its hill, the cone-roofed trulli of the Valle d'Itria spill over its northern edge, and below them a plain of olive trees, some of them centuries old, runs down to a clear Adriatic. Brindisi itself, the port at the far end, is where the Roman Via Appia finished.

Our collection here runs to 140+ properties, and they come in several shapes: restored trulli for two, masserie that were once fortified farmhouses, contemporary villas among the olives near Carovigno, and casette within Borgo Egnazia near Savelletri. The largest have up to 14 bedrooms.

Most of the choice comes down to hill or coast, and how much you mind driving for dinner. What follows should help you decide.

Where to stay in Brindisi

Ostuni for the white town and a short run to the sea, Cisternino and the Valle d'Itria for trulli and the countryside, Carovigno for the Torre Guaceto coast, and Savelletri for golf, beach clubs and Borgo Egnazia.

Ostuni

The white city on its hill

Ostuni is the obvious centre of things. Its old town is a tangle of limewashed lanes and steps climbing to a Gothic cathedral finished in the late fifteenth century, and from the top you can see across the olive plain to the sea, around eight kilometres away.

Villas in the countryside around it are the most popular choice in the province. You get quiet, space and a pool among the olives, with the town's restaurants and evening passeggiata a short drive away. Come in late August for the Cavalcata di Sant'Oronzo, when riders in red and white parade through the streets.

Cisternino & the Valle d'Itria

Trulli, stone walls and a butcher's grill

North of Ostuni the land rises into the Valle d'Itria, a landscape of dry-stone walls, vineyards and trulli, the whitewashed limestone houses with conical roofs. Many of our smaller properties are restored trulli, often joined to a newer house and set around a pool.

Cisternino is the town to know here. In the evenings its butchers turn into informal restaurants: you choose your meat at the counter, and it comes back from the fornello grilled, usually with a plate of bombette, little rolls of pork stuffed with cheese. Martina Franca, Locorotondo and Alberobello are all close by.

The Coast

Savelletri, Egnazia and Torre Guaceto

Savelletri is a small fishing village that has become the smart end of the coast, with golf at San Domenico, beach clubs and the masseria hotels that brought Puglia to wider attention. Borgo Egnazia, where the G7 leaders met in June 2024, is just outside it. On the shore nearby are the ruins of Egnazia, an ancient Messapian and Roman town with a museum beside it.

South towards Brindisi, Carovigno looks after Torre Guaceto, a protected nature and marine reserve with dunes, a watchtower and very clear water for snorkelling. Just after Easter the town holds the 'Nzegna, a flag-throwing festival that goes back centuries.

Food & the Seasons

Orecchiette, olive oil and a long, warm autumn

The food here is simple and very good: orecchiette with cime di rapa, fave e cicoria, burrata, raw seafood at the harbour in Savelletri, and olive oil from trees older than most of the churches. Every town seems to have a summer sagra.

June and September are the sweet spot, with warm sea and room on the beaches. July and August are hot and lively, and Italians head south in numbers around Ferragosto in mid-August. Spring is lovely for walking and for the Easter festivals. Our concierge can book masseria lunches, cookery lessons, boat days and tables in Ostuni.

Why book your Brindisi villa with Excellence Luxury Villas

The right house, not the nearest one

Properties in the province of Brindisi are scattered across olive groves and country lanes, and we know which trulli are tucked away in the quiet and which villas are a short drive from Ostuni's restaurants and the beach. Search by size, pool, location and price, or tell us what you have in mind and we will put together a shortlist.

A concierge who knows the territory

Transfers from Brindisi and Bari, car hire, masseria lunches and cookery lessons, boat trips along the coast, tee times at San Domenico and tables in Ostuni and Cisternino. Our concierge team arranges all of it, leaving you free to decide which terrace to sit on.

A house for every kind of party

Couples, families with small children, three generations together or a crowd of friends celebrating a birthday: we match the house to the group, down to the number of bathrooms and whether the pool is fenced.

Frequently Asked Questions

Where is the best place to stay in the province of Brindisi?

The countryside around Ostuni is the most popular choice, with the town and the beaches both close by. Cisternino and the Valle d'Itria suit those who want trulli and a rural feel, while Savelletri and Carovigno are best if you want to be near the sea and the golf.

Which airport is closest?

Brindisi airport is the nearest for Ostuni, Carovigno and the southern part of the province, around half an hour's drive. Bari airport is also convenient, around an hour from Fasano and Savelletri, and has more flights from the UK.

What is the difference between a trullo and a masseria?

A trullo is a traditional dry-stone house with a conical roof, typical of the Valle d'Itria and usually quite small, so many are joined to newer buildings. A masseria is a fortified farmhouse, often with thick walls, courtyards and plenty of space for a larger group.

Can you arrange a private chef at a villa in Brindisi?

Yes. Our concierge can arrange a private chef for a single dinner or your whole stay, along with cookery lessons, guided visits, transfers and restaurant reservations.

How much does a luxury villa in Brindisi cost?

Across our 140+ villas in Brindisi, weekly rates typically range from £2,000 to £5,400, with the most affordable from around £1,300 a week and the largest estates well above. Prices depend on the size of the property, its location and the season, with July and August the most expensive. These are guide prices based on current listings; each property page shows its own rates for your dates.

When is the best time to visit?

May, June and September are best, with warm weather, a swimmable sea and fewer crowds. July and August are hot and busy, especially around Ferragosto in mid-August, but that is also when the town festivals happen.

Are there villas in Brindisi for large groups?

Yes. Our Brindisi collection includes properties with up to 14 bedrooms. Tell us the size of your party and the occasion, and we will send a shortlist that suits it.
