Villas in Martina Franca

A baroque town above the trulli country

Martina Franca stands at around 430 metres on the southern rim of the Valle d'Itria, and its old town is the most polished in the valley: pale limestone palazzi with curling iron balconies, an eighteenth-century basilica and a ducal palace begun by the Caracciolo family in 1668. The 'Franca' in the name recalls the tax exemptions the town was granted in the fourteenth century.

Around it lies the countryside most people come to Puglia for: red earth, dry-stone walls, small vineyards and the grey cones of trulli scattered among the olives. We have 39 properties here, from restored trulli with their own pools to larger country villas and a converted masseria, the biggest with 6 bedrooms.

Below is a guide to the town, the valley, the two coasts within reach and the best time to come.

Where to stay in Martina Franca

The countryside around Martina Franca for trulli and quiet, Ostuni for the white town, Savelletri, Monopoli and Polignano a Mare for the Adriatic, and Taranto for the Ionian side and its museum.

The Town

Baroque balconies and opera in the courtyard

You enter the old town through the Porta di Santo Stefano, and from there it is an easy wander of white lanes opening onto small piazzas. The Basilica di San Martino, begun in 1747, has a tall limestone façade showing the saint dividing his cloak. The Palazzo Ducale, now the town hall, keeps rooms frescoed by Domenico Carella in 1776.

Every summer since 1975 the palace courtyard has been the main stage of the Festival della Valle d'Itria, an opera festival with a taste for rare and neglected works, held from mid-July to early August. Tickets for the courtyard performances go quickly, so it is worth booking them when you book the villa.

The Valle d'Itria

Trulli, white towns and a butcher's grill

Martina's farmland runs straight into the Valle d'Itria, a plateau of dry-stone walls and trulli, the conical stone houses found only in this corner of Puglia. Locorotondo, built in a ring on its hill, is around ten minutes away and makes a crisp white wine. Cisternino, about fifteen minutes away, is known for butchers who will grill the meat you choose while you wait. Alberobello, whose trulli districts are a UNESCO World Heritage Site, is around twenty minutes.

Ostuni, the white town, is about half an hour away. Closer to home, the Bosco delle Pianelle nature reserve, a woodland just outside Martina, is good for walking and cycling on cooler days.

The Coast

Two seas, neither on the doorstep

Martina Franca is inland, which is part of its appeal: cooler nights and no beach crowds at the gate. The Adriatic is around forty minutes away by car, at Savelletri with its beach clubs and grand masserie, at the old harbour town of Monopoli, and at Polignano a Mare, whose houses stand on cliffs above the water.

In the other direction, Taranto on the Ionian Sea is about half an hour away. Its MArTA archaeological museum holds a celebrated collection of ancient Greek gold jewellery, and it is a good place to spend a hot afternoon.

Food & the Seasons

Capocollo, bombette and cool evenings

Martina's capocollo, cured pork neck, has been the town's pride since the days of the Kingdom of Naples, and you will find it on every antipasto plate. Bombette, small rolls of pork wrapped round cheese and grilled over coals, are what the whole valley eats on a summer evening.

April to June brings wild flowers and easy walking. July and August are hot, though the town's height keeps the evenings fresher than on the coast, and the opera festival fills the calendar. September and October bring the grape harvest and quieter roads. Our concierge can arrange opera tickets, a private chef, wine and olive oil tastings, and transfers.

A house for every kind of party

Couples, families with small children, three generations together or a crowd of friends celebrating a birthday: we match the house to the group, down to the number of bathrooms and whether the pool is fenced.

Frequently Asked Questions

Should I stay in Martina Franca town or in the countryside?

Most of our properties are trulli and villas in the countryside, a short drive from the old town, which gives you privacy, a pool and olive groves around you. You can still be in the piazza for dinner within minutes, and Locorotondo and Cisternino are just as close.

When is the best time to visit Martina Franca?

May, June and September are the most comfortable months, warm enough for the pool and good for exploring. July and August are hot but lively, with the Festival della Valle d'Itria running from mid-July to early August.

What is a trullo?

A trullo is a traditional dry-stone house with a conical roof, built in the countryside of the Valle d'Itria and around Alberobello. Many around Martina Franca have been restored as holiday houses, often joined to a later stone building or a newer wing to make a full home.

Can you arrange a private chef at a villa in Martina Franca?

Yes. Our concierge can arrange a private chef for a single dinner or your whole stay, along with cookery lessons, guided visits, transfers and restaurant reservations.

How much does a luxury villa in Martina Franca cost?

Across our 39 villas in Martina Franca, weekly rates typically range from £3,200 to £9,200, with the most affordable from around £2,600 a week and the largest estates well above. Prices depend on the size of the property, its location and the season, with July and August the most expensive. These are guide prices based on current listings; each property page shows its own rates for your dates.

Which airport is closest to Martina Franca?

Brindisi is the nearest, around an hour away by car, and Bari is about 90 kilometres away, roughly an hour and a quarter. Public transport in the valley is limited, so a car or a private transfer is the best way to get about.

Are there villas in Martina Franca for large groups?

Yes. Our Martina Franca collection includes properties with up to 6 bedrooms. Tell us the size of your party and the occasion, and we will send a shortlist that suits it.
