Beachfront villas and apartments on a slim strip of sand between the Pacific and Mission Bay
As featured in
Mission Beach is a narrow sandbar in San Diego, with the Pacific breaking on its western side and the calm water of Mission Bay on its eastern side. At most points it is only a few streets wide, so from almost anywhere you can choose between surf in the morning and a paddleboard on the bay in the afternoon. A 1925 wooden roller coaster still runs at its southern end.
Our Mission Beach collection runs to 48 homes, from two-bedroom apartments a few steps from the sand to beachfront villas with sea-view terraces and larger family houses with up to 6 bedrooms. Many look straight out over the ocean or the bay.
Here is how the neighbourhood works, what lies nearby and when to come.

House Safran La Jolla Mission Beach: Luxury 4-Bedroom Villa with Hot Tub & Seaview – Mission Beach4 bedroomsMission Beach for the boardwalk, the bay and the sand on your doorstep, with La Jolla for coves and fine dining, Pacific Beach for livelier evenings and Ocean Beach for an older, laid-back San Diego.

On the ocean side, a concrete boardwalk called Ocean Front Walk runs along the sand and carries on north into Pacific Beach. It is busy with cyclists, skaters and joggers from early morning, and the houses that face it look straight out to sea. South Mission, towards the jetty, is known for beach volleyball and decent surf.
Cross the peninsula and the mood changes. Bayside Walk follows the shore of Mission Bay, where the water is flat, shallow and good for small children, kayaks and paddleboards. Between the two, homes sit along narrow pedestrian lanes known locally as courts and places, so the walk to the beach is often a minute or two.

Belmont Park was built by the sugar magnate John D. Spreckels and opened on 4 July 1925, partly to help him sell plots in Mission Beach. Its Giant Dipper, a wooden roller coaster, survived years of closure and talk of demolition, and is now listed on the National Register of Historic Places.
Next to it is the Plunge, an indoor pool from the same year that was once the largest saltwater pool in the world. It reopened in 2019 after a rebuild. The park is small and old-fashioned, which is much of its appeal, and children staying nearby tend to ask for it daily.
Explore San Diego

La Jolla is a short drive north, and many guests treat it as their second village. Sea lions sprawl on the rocks around the Cove, kayak tours paddle out to the sea caves, and the clifftop trails of Torrey Pines State Natural Reserve make a fine morning walk before lunch.
Pacific Beach, immediately north, has Crystal Pier and the liveliest bars on this stretch of coast. To the south, across the channel, Ocean Beach keeps a scruffier, older San Diego character, with its long pier, a beach where dogs can run off the lead and a farmers' market on Wednesdays.

The local dish is the fish taco, eaten at a counter in sandy flip-flops, and the San Diego coast does very good Baja-style seafood generally. For something grander, La Jolla's restaurants are a short drive away.
Late spring brings a marine layer that locals call June Gloom: mornings are often overcast, with the sun breaking through later in the day. July and August are bright and busy, and the Fourth of July brings enormous crowds to the boardwalk. September and October are the insider's choice, with the warmest sea of the year and fewer people. Our concierge can arrange airport transfers, surf lessons, kayak trips in La Jolla and restaurant tables.

Couples, families with small children, three generations together or a crowd of friends celebrating a birthday: we match the house to the group, down to the number of bathrooms and whether the pool is fenced.
The ocean side puts you on the boardwalk with surf and sunsets over the Pacific. The bay side is quieter, with calm, shallow water that suits young children and paddleboarding. The peninsula is so narrow that either one is only a short walk from the other.
