Houses in Norfolk

Big skies, salt marshes and a medieval city

Norfolk rewards a slower pace. On the north coast you get salt marsh, shingle and beaches backed by pinewoods under enormous skies. Inland, the Broads wind through reed beds and past old windmills. And Norwich, once one of the richest cities in medieval England, still has the cathedral and churches to prove it.

There are 50+ properties in our Norfolk collection. They include flint houses and cottages in Burnham Market, Blakeney and Cromer, sea-view apartments along the coast near Great Yarmouth, homes on the Broads with hot tubs, and a country manor near Thetford with room for the whole family.

Below is a guide to the coast, the Broads and the city, and the best time to see each.

The North Norfolk Coast

Burnham Market, Holkham and Blakeney

Most visitors fall for the stretch of coast between Brancaster and Cley: salt marsh, tidal creeks, flint villages and a great deal of sky. Burnham Market is a Georgian village set around a green, with good shops and restaurants. People have called it Chelsea-on-Sea for so long that nobody minds any more. Nelson was born nearby at Burnham Thorpe, where his father was rector.

Holkham beach, reached through pinewoods below the Palladian Holkham Hall, is one of the finest in England. It is wide enough to feel empty even in August. Further east, boats from Morston run out to the seals on Blakeney Point. Cley Marshes, bought by the Norfolk Wildlife Trust in 1926, is one of the oldest nature reserves in Britain.

Cromer, the Broads & Great Yarmouth

Crab boats, reed beds and long sands

Cromer is a Victorian resort on the cliffs. Its pier still puts on a traditional end-of-the-pier show, and the crabs its boats land are known across the country. Overstrand, a little way along the coast, is quieter.

Inland lie the Broads, a network of rivers and shallow lakes formed when medieval peat diggings flooded. There are well over a hundred miles of navigable water, and Horning and Wroxham are the places to hire a day boat. Out on the coast, Great Yarmouth keeps its old seaside bustle, and the Time and Tide Museum tells the story of the herring fishery that once made the town rich. Caister and Scratby, just to the north, have long sandy beaches.

Norwich & the Interior

A cathedral city and quiet market towns

Norwich Cathedral is Norman, and its spire is second in height in England only to Salisbury's. The city also has a Norman castle keep and more medieval churches than any other city north of the Alps. Elm Hill is its best-preserved cobbled street, and the Lanes are full of independent shops and places to eat.

Reepham, northwest of the city, is a small market town with a handsome square. The Marriott's Way, which follows an old railway line through the countryside, passes close by. In the south of the county, Thetford Forest is the largest lowland pine forest in Britain and very good for cycling. Sandringham, the royal estate near King's Lynn, opens its house and gardens to visitors in the warmer months.

Food & the Seasons

Crab, samphire and winter geese

Norfolk eats well from its own shore. There is Cromer crab dressed in the shell, mussels from Brancaster and Morston, samphire picked from the marshes in summer, and Stiffkey cockles, known locally as Stewkey blues. The Cromer Crab and Lobster Festival takes place in May. In late June the Royal Norfolk Show, the county's great agricultural gathering, fills the showground outside Norwich for two days.

Summer is the season for beaches and boats. Winter has its own rewards: grey seal pups on Blakeney Point from around November, and pink-footed geese flying in over the coast at dawn. Our concierge can book seal trips, day boats on the Broads, restaurant tables and transfers.

Why book your house in Norfolk with Excellence Luxury Villas

The right house, not the nearest one

Norfolk is a large county of slow country roads, and we know which houses put you within a walk of Holkham beach, a Broads mooring or a good pub. With 50+ properties in Norfolk, we can usually find the house that suits you rather than the one that happens to be free. Search by size, pool, location and price, or tell us what you have in mind and we will put together a shortlist.

Book direct

You book with us directly, with no booking fees. Questions about access, parking, pool heating or how far it really is to the nearest beach go to people who can find out the answer.

A concierge who knows the territory

Seal trips from Morston, day boats on the Broads, restaurant tables in Burnham Market and Norwich, private chefs, birdwatching guides and transfers from Norwich station. Our concierge team arranges all of it, leaving you free to decide which terrace to sit on.

A house for every kind of party

Couples, families with small children, three generations together or a crowd of friends celebrating a birthday: we match the house to the group, down to the number of bathrooms and whether the pool is fenced.

Frequently Asked Questions

Where is the best place to stay in Norfolk?

For beaches, salt marsh and good restaurants, choose Burnham Market and Blakeney on the north coast. Cromer suits families who want a traditional seaside town. The Broads are best for time on the water, and Norwich and Reepham for city life with quiet countryside close by.

When is the best time to visit Norfolk?

May to September is best for beaches, boating and long evenings. Spring and autumn are quieter and very good for walking the coast. Winter brings grey seal pups to Blakeney Point and huge flocks of geese to the marshes.

When can you see the seals at Blakeney Point?

Seals live on Blakeney Point all year, and boat trips run from Morston. Grey seal pups are born from around November into the winter, which is when the colony is at its busiest.

Can you arrange a private chef at a house in Norfolk?

Yes. Our concierge can arrange a private chef for a single dinner or your whole stay, along with cookery lessons, guided visits, transfers and restaurant reservations.

How much does a luxury propertie in Norfolk cost?

Across our 50+ properties in Norfolk, weekly rates typically range from £2,400 to £6,700, with the most affordable from around £2,200 a week and the largest estates well above. Prices depend on the size of the property, its location and the season, with July and August the most expensive. These are guide prices based on current listings; each property page shows its own rates for your dates.

How do I get to Norfolk?

Trains from London Liverpool Street reach Norwich in under two hours, and King's Lynn is served from London King's Cross. Norwich also has a small airport. Our concierge can arrange transfers from either station.

Are there houses in Norfolk for large groups?
