Homes in the Palm Jumeirah

An island drawn on the sea, with Dubai across the water

Seen from the 52nd floor of the Palm Tower, the Palm Jumeirah looks exactly like its name: a trunk, seventeen fronds and a crescent of breakwater around eleven kilometres long, all laid out on what was open sea until reclamation began in 2001. It is Dubai at its most audacious. It is also, rather unexpectedly, one of the calmest places in the city to stay, with sheltered beaches, water on every side and the towers of the mainland at a comfortable distance.

Our collection on the Palm runs to 34 homes, from two-bedroom apartments with sea views to penthouses and family villas, the largest with 7 bedrooms, and some with direct access to the beach.

What follows is a guide to the island's three parts, the best months to come and what lies beyond the bridge.

Where to stay in the Palm Jumeirah

The fronds for quiet beaches and family villas, the trunk for sea-view apartments near the monorail and Nakheel Mall, and the crescent for Atlantis, beach clubs and the big resort hotels.

The Fronds

Quiet streets running down to the water

The seventeen fronds are the most residential part of the Palm. Each one is a single road lined with houses, with lagoon water on either side, and the crescent beyond keeps that water calm enough for small children and paddleboards. It feels more like a seaside suburb than a resort, which is exactly why families like it.

A home on a frond puts you a short drive from the trunk's shops and restaurants rather than among them, so a car or transfers arranged by our concierge make life easier. In return you get privacy, quiet evenings and the lights of Dubai reflected across the water after dark.

The Trunk & the Crescent

Apartments, a monorail and Atlantis at the far end

The broad trunk is the island's spine, lined with apartment buildings, hotels and Nakheel Mall. Above the mall rises the Palm Tower, where The View at The Palm looks down on the whole island from 240 metres up, on the 52nd floor. The Palm Monorail runs 5.4 kilometres along the trunk, from Gateway station near the mainland, where it meets the Dubai Tram, out to Atlantis.

The crescent is the breakwater that wraps around the island, and it is lined with resort hotels and beach clubs. Atlantis The Palm and its Aquaventure waterpark sit at the centre, with the newer Atlantis The Royal alongside.

Beyond the Bridge

Old Dubai, the Marina and the desert

The Palm makes a good base for the rest of the city. Dubai Marina and the beach at JBR are close by, and the Burj Al Arab and the souk at Madinat Jumeirah are a short drive along the coast. Downtown and the Burj Khalifa are around half an hour away by road, and Za'abeel, near Downtown, suits those who would rather stay in the city itself.

Give a morning to the older Dubai too: the lanes and wind towers of Al Fahidi, a ride across Dubai Creek on a wooden abra, and the spice and gold souks of Deira on the far bank. In the cooler months an evening among the dunes, with dinner under the stars, is well worth the drive.

Food & the Seasons

Long brunches, luqaimat and winter sun

Dubai eats extremely well, and the Palm gets its share: hotel restaurants run by well-known chefs, beach clubs where lunch drifts into the evening, and the weekend brunch, which is a local institution. It is worth finding Emirati cooking too, such as machboos, spiced rice with meat or fish, and luqaimat, small fried dumplings in date syrup.

The season runs from roughly November to March, with warm days and soft evenings, and the Dubai Shopping Festival spans December and January. By July and August the heat often passes 40°C. Ramadan moves around eleven days earlier each year, and the city is quieter and gentler while it lasts. Our concierge can book restaurants, beach clubs, yacht charters, desert evenings and transfers.

Why book your home in the Palm Jumeirah with Excellence Luxury Villas

The right house, not the nearest one

The Palm's homes range from frond villas you will want a car for to trunk apartments beside the monorail, and we know which fronds and buildings suit families, couples and those who want to walk to dinner. With 34 properties in the Palm Jumeirah, we can usually find the house that suits you rather than the one that happens to be free. Search by size, pool, location and price, or tell us what you have in mind and we will put together a shortlist.

Book direct

You book with us directly, with no booking fees. Questions about access, parking, pool heating or how far it really is to the nearest beach go to people who can find out the answer.

A concierge who knows the territory

Restaurant and beach club reservations, yacht charters, desert evenings, Aquaventure tickets, nannies and transfers from Dubai International. Our concierge team arranges all of it, leaving you free to decide which terrace to sit on.

A house for every kind of party

Couples, families with small children, three generations together or a crowd of friends celebrating a birthday: we match the house to the group, down to the number of bathrooms and whether the pool is fenced.

Frequently Asked Questions

Where is the best place to stay on the Palm Jumeirah?

The fronds suit families who want quiet streets and calm, sheltered beaches. The trunk suits couples and smaller parties who like to walk to restaurants, shops and the monorail, while the crescent puts you closest to Atlantis and the beach clubs.

When is the best time to visit the Palm Jumeirah?

November to March is the best time, with warm days and pleasant evenings. April and October are hot but manageable. July and August often pass 40°C, so most outdoor time happens early in the morning or after dark.

Do I need a car on the Palm Jumeirah?

Not always. The monorail runs the length of the trunk to Atlantis and connects with the Dubai Tram at Gateway station, and taxis are easy to find. If you are staying on the fronds, a car or arranged transfers are more convenient.

Can you arrange a private chef at a home in the Palm Jumeirah?

Yes. Our concierge can arrange a private chef for a single dinner or your whole stay, along with cookery lessons, guided visits, transfers and restaurant reservations.

How much does a luxury propertie in the Palm Jumeirah cost?

Across our 34 properties in the Palm Jumeirah, weekly rates typically range from £3,000 to £7,600, with the most affordable from around £1,900 a week and the largest estates well above. Prices depend on the size of the property, its location and the season, with July and August the most expensive. These are guide prices based on current listings; each property page shows its own rates for your dates.

How far is the Palm Jumeirah from Dubai airport?

Dubai International is around 30 to 45 minutes away by road, depending on traffic, and direct flights from London take around seven hours. Our concierge can arrange private transfers.

Are there homes in the Palm Jumeirah for large groups?

Yes. Our Palm Jumeirah collection includes properties with up to 7 bedrooms. Tell us the size of your party and the occasion, and we will send a shortlist that suits it.
