Sea-view villas on the Mani coast, around Kalamata and at Porto Heli, with ancient Greece a short drive away
As featured in
The Peloponnese hangs off the bottom of mainland Greece, joined to the rest of the country by a narrow isthmus that the Corinth Canal cut through in the 1890s. Many British travellers know Corfu and Crete well and this region hardly at all. That is part of its appeal. It holds Olympia, Mycenae, Epidaurus and Mystras, along with long, quiet beaches and some of the best olive oil in the Mediterranean.
Our collection here runs to 90+ properties. Most are in Messenia, on the coast around Kalamata, Kardamyli and Stoupa, and there is a second group at Porto Heli and Kosta in the Argolid. They range from two-bedroom apartments with pools and sea views to family villas above the olive groves and large houses with up to 12 bedrooms.
In season, Kalamata airport has direct flights from several UK airports, so the south-west of the region is easier to reach than the map suggests.

Ambassador Villa Greece2 bedroomsThe Mani coast at Kardamyli and Stoupa for stone villages and swimming coves, Kalamata for an easy arrival, Pylos and Methoni for castles, beaches and golf, and Porto Heli and Kosta in the Argolid for Spetses and the sailing crowd.

South of Kalamata, the coast of the outer Mani runs beneath the Taygetos mountains. Kardamyli is a village of grey stone and olive trees. Patrick Leigh Fermor made his home just outside it at Kalamitsi, and his house now belongs to the Benaki Museum, which offers guided visits in season. Stoupa, a little further south, has sandy bays that suit families with small children.
Drive on into the deep Mani and the country grows harder and stranger. You reach Areopoli, the tower houses of Vathia, and the Diros caves, where you are taken by boat through flooded chambers of stalactites.

Navarino Bay, at Pylos, saw the naval battle of 1827 that helped settle Greek independence. On its northern edge lies Voidokilia, a near-perfect horseshoe of sand. The Palace of Nestor, the Mycenaean king of Homer's Pylos, is a short drive inland.
To the south, the Venetian castle at Methoni runs out into the sea, ending in a small octagonal tower on its own islet. Koroni, on the far side of the peninsula, is quieter still. Golfers will find several courses at Costa Navarino, a short drive up the coast.

Porto Heli and Kosta sit at the southern tip of the Argolid, where Athenian families have long kept summer houses and the harbour fills with yachts in August. From Kosta, a water taxi takes you across to Spetses in minutes, an island of sea captains' mansions with almost no cars.
Nafplio, the first capital of modern Greece, is the most elegant town in the region, with the Palamidi fortress above it. Within a day's outing you can reach the theatre at Epidaurus, which still stages plays on summer evenings, and the Lion Gate at Mycenae.

Kalamata gave its name to the world's best-known olive, and the oil here is the heart of every meal. Look for siglino, the Mani's smoked pork, along with grilled octopus by the harbour and honey-soaked diples for pudding. Easter is the great feast. On Easter Sunday, Kalamata stages its noisy Saitopolemos, a mock battle with hand-made rockets.
May, June and September are the best months, warm enough for swimming without the heat of high summer. The olive harvest begins in late autumn. Our concierge can book transfers, guides and tables.

The Peloponnese is bigger and slower to cross than most visitors expect, and we know which villas let you walk to a taverna and which are a long, winding drive from the nearest beach. With 90+ properties in the Peloponnese, we can usually find the house that suits you rather than the one that happens to be free. Search by size, pool, location and price, or tell us what you have in mind and we will put together a shortlist.
You book with us directly, with no booking fees. Questions about access, parking, pool heating or how far it really is to the nearest beach go to people who can find out the answer.
Transfers from Kalamata or Athens, guided visits to Mycenae, Epidaurus and Olympia, water taxis to Spetses, boat days along the Mani, tee times at Costa Navarino and a private chef. Our concierge team arranges all of it, leaving you free to decide which terrace to sit on.
Couples, families with small children, three generations together or a crowd of friends celebrating a birthday: we match the house to the group, down to the number of bathrooms and whether the pool is fenced.
Kardamyli and Stoupa on the Mani coast suit those who want stone villages, tavernas and clear water. Pylos and Methoni are good for beaches, castles and golf. Porto Heli and Kosta in the Argolid put Spetses, Nafplio and Epidaurus within reach.
May to October is the main season. May, June and September are the most comfortable months for swimming, walking and sightseeing. July and August are hot and busier, especially around Porto Heli. Spring brings wildflowers and Greek Easter.
