Villas in Tricase

A princely town near the very tip of the heel

Tricase is in the far south of the Salento, a few kilometres inland from the Adriatic and around 15 kilometres up the coast road from Santa Maria di Leuca, where Italy's heel meets the sea. It is a real town with a palace, a handful of baroque churches and a lively evening passeggiata, not a resort. The coast below it is rocky, clear and has been left largely alone.

Our Tricase collection runs to 36 properties. There are apartments with their own pools and hot tubs, villas with long views over the sea, trulli out among the olive groves and, at the top of the range, houses with up to 9 bedrooms for families travelling together.

What follows covers the town, its short stretch of coast and the best weeks to book.

Where to stay in Tricase

Tricase town for its piazzas and baroque churches, Tricase Porto and Marina Serra for swimming off the rocks, and Depressa and Lucugnano for quiet country lanes, with Lecce and Otranto an easy day out.

The Town

A palace, a piazza and a slow evening

The centre of Tricase is Piazza Pisanelli, overlooked by Palazzo Gallone, the castle palace of the princes who ruled here from the late sixteenth century until 1806. Its main wing dates from 1661, and these days it houses the town hall. Across the square, the church of San Domenico has a baroque façade completed in 1688.

Behind the piazza, the old Rione Puzzu quarter is a knot of lanes and courtyards that rewards an aimless wander. Around the town, the hamlets of Depressa and Lucugnano are quieter still, with dry-stone walls, olive groves and the kind of silence that makes a villa with a pool feel very private.

The Coast

Rock pools, a fishing harbour and an old oak

Tricase has about eight kilometres of Adriatic coastline, all of it within the Otranto to Santa Maria di Leuca coastal park. Tricase Porto is a small harbour of fishing boats and a few good fish restaurants. Marina Serra, a little to the south, has a natural rock pool of clear green water where you can swim straight from the shore.

On the road between town and harbour stands the Quercia Vallonea, also called the Oak of the Hundred Knights, an oak several centuries old with a canopy so wide that, by legend, a hundred horsemen once sheltered beneath it. It was named Italian Tree of the Year in 2019. This is a coast of rocks and coves rather than sand, so bring sea shoes and plan on a lot of snorkelling.

Baroque Lecce, Otranto and the end of the land

Tricase makes a good base for seeing the whole of the lower Salento. Santa Maria di Leuca, with its lighthouse and the sanctuary at the tip of the heel, is around twenty minutes south. Otranto, with its cathedral mosaic floor and walled old town, is about thirty kilometres north along a fine clifftop road that passes Castro on the way.

Lecce, about 55 kilometres away, is the great baroque city of the south, carved from soft golden limestone. Make a day of it and stay for dinner. If you want long sandy beaches, the Ionian side of the peninsula is well under an hour across country.

Food & the Seasons

Frisa, Negroamaro and a long, warm summer

The Salento eats simply and well. Expect frisa, a twice-baked bread softened with water and topped with tomatoes and oil, ciceri e tria, chickpeas with pasta both boiled and fried, a warm pasticciotto custard pastry at breakfast and fish landed that morning at Tricase Porto. The local red is Negroamaro, and a cold rosé made from the same grape suits a hot evening rather better.

The sea is warm enough for swimming from June to late September. August is the busiest month, with Italian families on holiday, Ferragosto on the fifteenth and the Notte della Taranta festival of pizzica music, which ends with a huge concert at Melpignano late in the month. May, June and September are calmer. Our concierge can book restaurants, boat trips along the coast and transfers from Brindisi.

Why book your Tricase villa with Excellence Luxury Villas

The right house, not the nearest one

Tricase's properties are spread between the town, the hamlets and the coast road, and we know which villas really see the sea and which are a short drive from the rock pools at Marina Serra. With 36 properties in Tricase, we can usually find the house that suits you rather than the one that happens to be free. Search by size, pool, location and price, or tell us what you have in mind and we will put together a shortlist.

Book direct

You book with us directly, with no booking fees. Questions about access, parking, pool heating or how far it really is to the nearest beach go to people who can find out the answer.

A concierge who knows the territory

Restaurant reservations, boat trips along the coast to Leuca and Castro, private chefs, a guided day in Lecce, car hire and transfers from Brindisi or Bari. Our concierge team arranges all of it, leaving you free to decide which terrace to sit on.

A house for every kind of party

Couples, families with small children, three generations together or a crowd of friends celebrating a birthday: we match the house to the group, down to the number of bathrooms and whether the pool is fenced.

Frequently Asked Questions

Where should I stay in Tricase?

If you want to walk to cafés and the evening passeggiata, choose a place in or near Tricase town. For the quiet of the countryside, look at Depressa and Lucugnano, where many villas look out over the olive groves. Stay near Tricase Porto or Marina Serra if swimming and the sea come first.

When is the best time to visit Tricase?

June to September is best for swimming. August is the liveliest and most crowded month. May, June and September are warm, calmer and better for walking the coast and visiting Lecce and Otranto.

Are there sandy beaches near Tricase?

The coast at Tricase is rocky, so people swim from the rocks, the harbour at Tricase Porto and the natural pool at Marina Serra. For long sandy beaches, the Ionian coast of the Salento is well under an hour's drive away.

Can you arrange a private chef at a villa in Tricase?

Yes. Our concierge can arrange a private chef for a single dinner or your whole stay, along with cookery lessons, guided visits, transfers and restaurant reservations.

How much does a luxury villa in Tricase cost?

Across our 36 villas in Tricase, weekly rates typically range from £2,900 to £7,200, with the most affordable from around £2,100 a week and the largest estates well above. Prices depend on the size of the property, its location and the season, with July and August the most expensive. These are guide prices based on current listings; each property page shows its own rates for your dates.

How do I get to Tricase?

Brindisi is the nearest airport, around 1 hour 20 minutes away by car, and Bari is around two and a half hours. Local trains also run from Lecce to Tricase. Our concierge can arrange private transfers.

Are there villas in Tricase for large groups?

Yes. Our Tricase collection includes properties with up to 9 bedrooms. Tell us the size of your party and the occasion, and we will send a shortlist that suits it.
