Palazzo apartments in the old city, sea-view homes at Mondello and pool villas along the coast towards Cefalù
As featured in
Palermo has been ruled by Phoenicians, Arabs, Normans, Spaniards and Bourbons, and every one of them left something behind. You can see it in a single walk: a Norman chapel covered in Byzantine gold, domes the colour of pomegranates, a baroque square, and a street market that has run on more or less the same spot for centuries. It is noisy, generous and quite unlike anywhere else in Italy.
Our Palermo collection runs to 48 homes. There are apartments in restored palazzi in the historic centre, sea-view apartments and villas at Mondello and Capo Gallo, and villas with private pools along the coast east of the city, around Santa Flavia and Cefalù.
Here is where to stay, what to see and when to come.

Palazzo Kalsa Palermo: Luxury 4-Bedroom Apartment with Sauna & Terrace – Palermo4 bedroomsThe historic centre for palazzi, markets and restaurants, Mondello and Capo Gallo for the sea, Monreale for its cathedral and views, and Cefalù and Mazzaforno for a beach town an hour east.

Palermo's centre divides into four old quarters around the Quattro Canti crossroads, and an apartment here puts most of the city on foot. The Cappella Palatina inside the Norman Palace and the church of La Martorana are covered in twelfth-century mosaics, and both belong to Arab-Norman Palermo, listed by UNESCO in 2015.
The Kalsa, by the sea, has the best of the restored palazzi and the quieter squares. Ballarò and the Capo are the markets to wander, all swordfish, lemons and shouting. In the evening, the Teatro Massimo, Italy's largest opera house, is a fine reason to dress for dinner.

North of the city, Mondello is where Palermo goes to swim: a curve of pale sand between Monte Pellegrino and Capo Gallo, with an Art Nouveau bathing pavilion standing out over the water. The Capo Gallo nature reserve has cliff paths and clear coves, and homes on this side give you the sea in the morning and the city by evening.
Inland, Monreale sits on the hillside above the Conca d'Oro. Its Norman cathedral holds one of the largest mosaic schemes anywhere, and the cloister alone is worth the trip. Homes up here look down over the whole bay.

East of Palermo, Santa Flavia and the little harbour of Porticello make a quieter base for villas with pools, with the ruins of ancient Solunto on the hill above and the eccentric Villa Palagonia, with its stone monsters, in nearby Bagheria.
Around an hour along the coast, Cefalù is a beach town with a Norman cathedral, a medieval centre and the great rock of La Rocca behind it. Mazzaforno, just west of the town, has villas within easy reach of its beaches and restaurants.

Palermo eats best on the street. Arancine, panelle, sfincione and the brave choice of pani ca' meusa, a spleen sandwich, are standard lunch, and dinner tends to be pasta con le sarde and a cannolo. The Festino di Santa Rosalia, the city's patron saint, fills the streets in mid July with a procession and fireworks over the sea.
Spring and autumn suit sightseeing best, while high summer is hot and better spent near the beach. Our concierge can arrange guides to the mosaics, street food tours, opera tickets, boat trips and transfers.
