Apartments and townhouses on stucco crescents, a short stroll from Portobello Road and Holland Park
As featured in
Notting Hill was not always smart. In the nineteenth century the Ladbroke estate laid out its curving crescents and private gardens on what had been a racecourse, and fashion came and went more than once. Today the white stucco is freshly painted, the pastel terraces off Portobello Road are photographed daily, and the neighbourhood is one of the most agreeable places in London to live, even if only for a week.
Our Notting Hill collection runs to 100+ properties, mostly well-finished apartments of one to three bedrooms in period buildings, with a handful of townhouses and larger family homes. Some have terraces, patios or private parking, which here is a rare luxury in itself.
Here is a guide to the streets, the market and the best time to come.

Portobello Road runs north from Notting Hill Gate for well over a mile, and it changes character as it goes. Saturday is the day for antiques, when dealers in silver, prints, clocks and curiosities set out their stalls at the southern end and the crowds arrive early. During the week the fruit and vegetable stalls carry on at a gentler pace.
Further north, the Electric Cinema has been showing films for more than a century, now from leather armchairs. Beyond the Westway, Golborne Road has a Portuguese and Moroccan flavour, with pastry shops and mint tea, and feels like a different London altogether.

The best-kept secret of Notting Hill is what lies behind the houses. On the Ladbroke estate, around Lansdowne Crescent and Ladbroke Square, the terraces back onto large communal gardens, private to the residents and invisible from the street. Pembridge Square and the streets around it are grand, leafy and handy for the Tube at Notting Hill Gate.
Colville, closer to the market, is livelier, with restaurants and bars a few steps from the door. Our concierge can tell you which apartments sit on quiet streets and which put you in the thick of things, a distinction that matters on a Saturday morning.

Holland Park lies just to the south-west, with woodland walks, wandering peacocks and the Kyoto Garden, a Japanese garden of ponds, maples and a small waterfall. In summer, Opera Holland Park performs beneath a canopy in the grounds. On the park's southern edge, the Design Museum occupies the former Commonwealth Institute, and Leighton House, the Victorian painter's extraordinary home, is a short walk away.
In the other direction, Kensington Gardens and Hyde Park begin just south of Notting Hill Gate, which makes a morning walk to Kensington Palace an easy habit to acquire.

Notting Hill eats well. The Ledbury, on Ledbury Road, holds three Michelin stars, and Westbourne Grove and the streets around it are lined with bakeries, brunch spots and neighbourhood restaurants. The pubs are good too, several with tables outside for a long summer evening.
London is a year-round city, though late spring and early summer show the garden squares at their best. The Notting Hill Carnival takes over the streets on the August bank holiday weekend: joyous, loud and very crowded. Come for it deliberately or plan around it. Our concierge can book tables, arrange transfers and suggest the right apartment either way.
