Pool villas and river suites in Thailand's capital, with the temples, the markets and the coast all within reach

Bangkok rewards the visitor who slows down. Get up early and you can watch the light come up behind Wat Arun, take a long-tail boat along the Chao Phraya to the Grand Palace, and be back by the pool before the heat sets in. Then go out after dark for noodles in Chinatown, a cocktail high above Sathon, or a tasting menu at one of the city's Michelin-starred tables.
We have 130+ properties in and around the city. In Bangkok itself there are suites with river views and private pool villas in the quieter, greener districts. Further out, there are larger houses for families on the coast at Cha-am and Pattaya, and a handful in the hills around Chiang Mai.
What follows covers the neighbourhoods, the old city and the places worth the drive out, along with advice on timing your visit around the heat and the rains.

Casa Dunia Thailand9 bedroomsSathon for restaurants and rooftop bars, Dusit for the leafy royal quarter, Ratchathewi for shopping and the Skytrain, and Cha-am, Phetchaburi and Pattaya for villas by the sea a few hours from the city.

Sathon is the polished end of town, with embassies, smart hotels and some of Bangkok's best restaurants. It runs down to the river, and Lumpini Park, the city's green lung, is only a short walk away. If you want dinner and a rooftop bar on your doorstep, this is the place to stay.
Dusit is a different city altogether. King Chulalongkorn laid out its broad, tree-lined avenues around the turn of the twentieth century, and it is still the calm royal quarter just north of the old town. Ratchathewi is busier and more central, close to the Skytrain and the big shopping streets.

Rattanakosin, the old royal island, is easiest to reach by river. The Chao Phraya Express boats stop near the Grand Palace and the Temple of the Emerald Buddha. Wat Pho is next door, home to a gilded reclining Buddha some 46 metres long and the best-known school of traditional Thai massage. Across the water, Wat Arun's porcelain-studded spire is at its best at dusk.
Chinatown, along Yaowarat Road, comes alive at night with its street stalls. For a day trip, the ruins of Ayutthaya, the old capital and a UNESCO World Heritage Site, are around 80 kilometres north.

Many Bangkok families escape to the sea at weekends, and the habit is worth copying. Cha-am, a few hours south by road on the Gulf of Thailand, is quieter than its neighbour Hua Hin and has a long, gentle beach. Inland, Phetchaburi has Phra Nakhon Khiri, King Mongkut's hilltop palace, and is known across Thailand for its palm sugar desserts. Kaeng Krachan National Park, a UNESCO-listed forest, lies to the west.
To the east, Pattaya and the quieter beaches of Na Chom Thian are around two hours away. Chiang Mai, with its temples and cooler hills, is a little over an hour's flight north.

People come to Bangkok to eat. You will find boat noodles, tom yum and grilled pork skewers on the street, and Michelin stars at every price, including one held by Jay Fai, a street cook famous for her ski goggles. The cooler, drier months from November to February are the most comfortable. March to May is very hot, but it is also mango season. The rains usually come between June and October.
Songkran, the Thai New Year, turns the streets into a water fight in mid-April. Loy Krathong fills the river with candlelit floats in November. Our concierge can book restaurant tables, arrange private boat trips and organise guides for the temples.

We know which villas are near the river and the Skytrain, and which coastal houses are worth the drive. With 130+ properties in Bangkok, we can usually find the house that suits you rather than the one that happens to be free. Search by size, pool, location and price, or tell us what you have in mind and we will put together a shortlist.
You book with us directly, with no booking fees. Questions about access, parking, pool heating or how far it really is to the nearest beach go to people who can find out the answer.
Restaurant reservations, private long-tail boat trips, temple guides, private drivers for Ayutthaya and the coast, Thai cookery classes and airport transfers. Our concierge team arranges all of it, leaving you free to decide which terrace to sit on.
Couples, families with small children, three generations together or a crowd of friends celebrating a birthday: we match the house to the group, down to the number of bathrooms and whether the pool is fenced.
Sathon is best for restaurants, rooftop bars and the river. Dusit is the calm, leafy choice near the old city, and Ratchathewi is central and handy for the Skytrain. For more space and a beach, Cha-am and Pattaya are a few hours' drive from the city.
November to February is cooler and drier, which makes it the most comfortable time for sightseeing. March to May is the hottest stretch, and the rainy season usually runs from June to October, with heavy but often short downpours.
The traffic can be slow, so the BTS Skytrain, the MRT underground and the river boats on the Chao Phraya are often quicker than going by car. For days out to the temples or the coast, our concierge can arrange a private driver.
Yes. Our concierge can arrange a private chef for a single dinner or your whole stay, along with cookery lessons, guided visits, transfers and restaurant reservations.
