Villas in Herdade da Aroeira

Pine woods, two golf courses and the Atlantic at the end of the lane

Herdade da Aroeira is a gated estate of pine woods, lakes and fairways at Charneca da Caparica, on the south bank of the Tagus. It has been a golfing address since 1973, when Frank Pennink laid out its first course among the pines. The long Atlantic beach at Fonte da Telha lies about a kilometre away, and central Lisbon is roughly half an hour by road across the river.

Our Aroeira collection runs to 41 villas, most of them family houses set in gardens along the quiet estate roads, with a few quintas among them. Some back onto the golf, and others sit deeper in the pines.

This is the rare place near a capital city where you can play eighteen holes in the morning, swim in the afternoon and still be at dinner in the Chiado by nine. Here is how it works.

The Estate

Fairways under the umbrella pines

The two courses carry the PGA National Portugal label, the first in the country, following renovation in 2024. No.1, the original Pennink layout from 1973, is flat but exacting, with narrow fairways threaded between old pines and lakes that punish a loose approach. British golf writers once called it the Wentworth of Lisbon, which tells you the character.

No.2, designed by Donald Steel and opened in 2000, is the more modern test. Between the two you will find tennis and padel courts, a hotel with a restaurant and the clubhouse terraces. The estate is mild enough for golf all year round, and the shade of the pines makes even August rounds bearable.

The Coast

Fonte da Telha and the fossil cliff

Below the estate the land drops away to the Costa da Caparica, one of the longest stretches of sand in Europe. Fonte da Telha is the nearest beach, a strip of fishermen's houses and simple restaurants at the foot of the Arriba Fóssil, a protected cliff of golden sandstone laid down millions of years ago.

The cliff and the neighbouring Mata Nacional dos Medos, an old pine forest, make good walking country, and the beaches get quieter the further south you go towards Lagoa de Albufeira. The Atlantic here is bracing, even in high summer, and the surf schools along the coast keep busy for good reason.

Lisbon & the Peninsula

A capital across the bridge, and the Arrábida beyond

The 25 de Abril bridge puts Lisbon within easy reach: the Alfama, the tiled churches, the museums of Belém and the restaurants of the Chiado. On the way you pass the Cristo Rei statue at Almada, which has the best view of the city from the south bank.

Head the other way and the Setúbal peninsula opens up. Sesimbra is a fishing town with a castle above the bay, Cabo Espichel is a windswept headland with a lonely pilgrimage church, and the Arrábida hills fall to sheltered coves of pale sand and clear water. Setúbal itself is a working port with a busy covered market.

Food & the Seasons

Grilled fish, choco frito and long Atlantic evenings

Lunch at Fonte da Telha means fish grilled over charcoal on the beach, with a bottle of something cold and green. In Setúbal the local dish is choco frito, fried cuttlefish, and the Azeitão villages inland make a soft sheep's cheese and the sweet Moscatel de Setúbal.

June to September is beach weather, and June brings the Santos Populares to Lisbon, when the old quarters fill with sardine smoke and street parties. Spring and autumn are the best months for golf, and the mild winters suit longer stays. Our concierge can arrange tee times, transfers, restaurant tables and days out on the peninsula.
