Hilltop estates, farmhouses and castles in the green country around Umbria's capital
As featured in
Perugia has kept watch over the Tiber valley since the Etruscans built its walls. You can still pass under their great arch on your way to an espresso on Corso Vannucci. It is a university city, so the old centre is busy with students, and its piazzas fill each evening for the passeggiata. Perugia is also where Baci chocolates come from, and the city plays host to Umbria Jazz every July.
Our Perugia collection runs to 180+ properties. There are hilltop villas looking across the valley, stone farmhouses among the olives, apartments in town and in Spello, and a few castles large enough for a family gathering. A handful lie just over the border in Tuscany, towards Arezzo, and most come with a pool.
Here is a guide to the city, the countryside around it and the best time to come.

The heart of Perugia is Piazza IV Novembre. The Fontana Maggiore was carved there by Nicola and Giovanni Pisano in the thirteenth century, and the Palazzo dei Priori stands opposite. Inside the palazzo, the Galleria Nazionale dell'Umbria holds Perugino, Pinturicchio and Piero della Francesca. Next door, the Collegio del Cambio is a small room frescoed by Perugino himself.
Below Corso Vannucci, escalators run down through the Rocca Paolina, a papal fortress built over a buried medieval street. The little minimetrò links the hilltop with the car parks and the station, so villas in the surrounding hills are close to dinner in town.

Spello rises in tiers of pale pink stone above the plain, still entered through its Roman gates. In the church of Santa Maria Maggiore, the Baglioni Chapel is covered in frescoes by Pinturicchio. On the night before Corpus Domini, in late May or June, the townspeople lay carpets of flower petals through the streets for the Infiorata.
Assisi, a few kilometres along the same hillside, is home to the Basilica of St Francis, with its Giotto frescoes. Come in the early evening, when the coach parties have gone and the light turns gold across the valley.

South-east of the city, the hills around Torgiano are some of Umbria's oldest wine country, and the town's wine museum is well worth an hour. Above the vines, the hamlet of Brufa has invited a sculptor every year since 1987. The result is a walking route of contemporary works along the ridge, looking out over the plain towards Assisi.
Deruta is a short drive south. It has made painted maiolica for centuries, and its workshops will happily ship a dinner service home for you.

Umbrian cooking is rustic and generous. Expect porchetta, lentils, wild boar and torta al testo, a griddled flatbread stuffed with ham or greens. Black truffles are shaved over almost anything, and the reds are deep Sagrantino from Montefalco.
Spring and early autumn are the loveliest months, warm and green with the vineyards at their best. July brings Umbria Jazz to the city's piazzas. Eurochocolate fills the centre in November, which is also when the new olive oil is pressed. Our concierge can book wine tastings, truffle hunts, a private chef, festival tickets and transfers.
