Stone farmhouses, villas and castles among the olive groves, from Perugia and Assisi to Todi and Orvieto
As featured in
Umbria has no coastline, and it hardly seems to notice. It has hill towns of pale stone instead, each with its own saint, its own festival and strong views on how pasta should be made, set above valleys of olives, vines and oak woods. It lies between Tuscany, Lazio and the Marche, and Italians call it the green heart of the country. Spend a week here and you will see why.
We have 320+ properties across the region, and they are as varied as the countryside: stone casali among the olives near Todi, apartments in restored estates around Perugia and Assisi with shared pools and tennis courts, a castle near Gubbio, and grand country houses with up to 16 bedrooms. A few sit just over the border, near Cortona in Tuscany and in the northern edge of Lazio.
What follows covers the towns, the table and the best time to come.

Perugia is the regional capital, a proper working city on a hill, with students, a broad main street, the Corso Vannucci, and the Fontana Maggiore in front of the cathedral. The Galleria Nazionale dell'Umbria holds the best of Perugino, and the city's chocolate habit is serious, Baci were invented here. Every July, Umbria Jazz takes over the squares for ten days.
West of the city lies Lake Trasimeno, one of the largest lakes in Italy and the place where Hannibal ambushed a Roman army in 217 BC. Today the drama is gentler: a ferry to Isola Maggiore, a plate of lake fish and a slow drive home through the olive groves.

Assisi is the town of St Francis, and his Basilica, with its great cycle of frescoes attributed to Giotto, is part of a UNESCO World Heritage Site. Go early or late in the day, when the coach parties have gone and the town turns rose-pink in the low sun.
Spello, a few minutes away, is smaller and quieter, with Pinturicchio's Baglioni Chapel in Santa Maria Maggiore. On the feast of Corpus Domini, in May or June, its streets are covered overnight in carpets of flower petals for the Infiorata. Across the valley, Montefalco makes Sagrantino, Umbria's dark, tannic red, and looks out over the whole plain.

Todi is the hill town people picture when they think of Umbria, with a medieval Piazza del Popolo and the Renaissance church of Santa Maria della Consolazione just below its walls. It makes a calm, central base, and the countryside around it is full of restored farmhouses.
Orvieto stands on a cliff of volcanic tuff, its cathedral facade glittering with mosaics and Luca Signorelli's frescoes of the Last Judgement inside. Try the town's white wine, Orvieto Classico, with lunch. Further east, Spoleto hosts the Festival dei Due Mondi in early summer, and near Terni the Cascata delle Marmore, a waterfall first engineered by the Romans, is worth the detour.

Umbrian cooking is earthy and generous. Black truffles come from the woods around Norcia and the Valnerina, the town's butchers gave Italy the word norcineria, and the tiny lentils of Castelluccio grow on a high plain that flowers in colour in early summer. In late autumn the new olive oil arrives, green and peppery, to be poured over toasted bread.
Late spring and early summer bring wild flowers and festivals, including Gubbio's Corsa dei Ceri every 15 May. July and August are hot, so a pool earns its keep. September and October bring the grape and olive harvests. Our concierge can arrange truffle hunts, wine tastings in Montefalco, cookery classes and transfers.

Couples, families with small children, three generations together or a crowd of friends celebrating a birthday: we match the house to the group, down to the number of bathrooms and whether the pool is fenced.
The countryside around Perugia is the most central and has the widest choice. Assisi and Spello suit those who want art and history close by, Todi is a classic hill-town base, and Orvieto is handy for day trips to Rome.
May, June and September are the most comfortable months, with warm days and green countryside. July and August are hot but lively with festivals, and October and November bring the olive harvest and truffle season.
Generally, yes. Umbria has the same mix of hill towns, vineyards and Renaissance art, but fewer visitors outside Assisi in high season, and its countryside feels wilder and more wooded. Many guests combine the two, as Cortona and Montepulciano are an easy drive from western Umbria.
