Sea-view villas and apartments above a Roman palace city, with the Dalmatian islands a short ferry away
As featured in
Many cities have a palace in them. Split grew up inside one. The Emperor Diocletian built his seaside retirement residence here around the turn of the fourth century, and the town that later settled within its walls never really moved out. Today you can still buy a coffee on the Peristyle, beside columns the emperor would have known, and the palace is a UNESCO World Heritage Site.
Our Split collection runs to 120+ properties. They range from large sea-view apartments in the smart residential streets of Meje and Žnjan to villas with infinity pools on the slopes of Marjan, and stone houses in the quiet hill villages behind the city.
What follows covers the neighbourhoods, the coast on either side and the right time to come.

Diocletian's Palace isn't a museum you buy a ticket for. It's a neighbourhood of lanes, washing lines, wine bars and small shops, built into and on top of the Roman walls. The cathedral of St Domnius started life as the emperor's own mausoleum. The vaulted cellars below the palace, once half filled with rubble, now hold a market and occasionally a film crew.
In front of the walls, the Riva is where the whole city walks in the evening, with the harbour and the ferries to the islands just beyond.

West of the old town, the Marjan peninsula is a forest park of Aleppo pines, footpaths, small chapels and rocky coves. The city treats it as a garden. Meje, on its southern slopes, is one of Split's most sought-after neighbourhoods, with handsome houses looking out towards the islands. It is also home to the Meštrović Gallery, the former summer house of Croatia's greatest sculptor.
East of the centre, Bačvice is the city beach, where locals play picigin, a splashing ball game in the shallows. Further east again, Žnjan has a long promenade and more room to spread out.

South of the city, Podstrana has seafront villas and pebble beaches but is still close enough for dinner in town. Kaštela, to the west, is a string of seven small harbour settlements, each built around its own castle, and it is conveniently near the airport and the UNESCO-listed old town of Trogir.
Inland, villages such as Srinjine and Gornje Sitno sit high on the slopes of Mosor, in the old Poljica region. Here the air is cooler, the views run out across the sea to Brač, and the local dish is soparnik, a thin pie of chard baked under embers. Omiš and the canyon of the Cetina river are a short drive away.

Dalmatian cooking is simple and generous. Expect grilled fish, black cuttlefish risotto, and pašticada, beef slow-braised in wine and prunes. Then there is peka, lamb or octopus cooked under an iron bell covered in hot coals, which usually has to be ordered a day ahead. Split celebrates its patron saint, St Domnius, on 7 May, and the Split Summer Festival fills the palace with opera and theatre in July and August.
July and August are hot and busy. June and September are kinder. Our concierge can book boats to the islands, tables, transfers and a peka feast at your villa.

May to October is the main season, with the sea warmest in July and August. June and September are the sweet spot, warm enough for swimming but calmer and cooler in the old town.
