San Illario | 10-Bedroom Villa in Livorno Central Italy

Luxury Villas Rentals
| 10 Bedrooms|

Holiday Home Rental Description

Fourteen guests arrive at dusk. The Tuscan hills roll amber and purple before them. By morning, they’ve discovered that a luxury villa rental in Livorno doesn’t mean isolation—it means choice. San Illario sits in the Province of Livorno, where cypress avenues lead to medieval towns, where vineyard roads dip toward the Tyrrhenian Sea, where a single villa can house an entire wedding party, three generations of a family, or twelve friends who’ve been planning this trip for years.

Inside San Illario

San Illario sleeps 22 guests across 10 bedrooms and 11 bathrooms, split into two independent apartments connected by gardens—a configuration that solves the eternal problem of large group travel: how to be together without being constantly on top of one another.

Apartment One accommodates 14 guests. The ground floor opens into a vast living and dining space anchored by a working fireplace, with two dining tables positioned to encourage long meals and longer conversations. The kitchen runs the full length of this room—oven, six-burner hob, fridge-freezer, dishwasher, microwave, toaster, coffee machine, Moka pot for authentic Italian espresso, blender, juicer, kettle. A separate living room with sofas and television connects through glass doors to the gardens. Two ground-floor bedrooms, each with a double bed and ensuite bathroom (shower, sink, WC), bookend this level.

Climb to the first floor and find four more bedrooms. Each features a double canopy bed—the kind that transforms a bedroom into something ceremonial—paired with ensuite bathrooms. The tower room rises above everything: a second-floor space with two single sofa beds and an ensuite bathroom with shower, sink, and WC. This room catches light from three directions and works perfectly for children, teenagers, or guests who prefer their own kingdom.

Apartment Two holds 8 guests. Its ground floor mirrors Apartment One in spirit if not in scale: open-plan living and dining space with fireplace, dining table, fully equipped kitchen (oven, hob, fridge-freezer, dishwasher, microwave, toaster, coffee machine, Moka pot, blender, juicer, kettle), two bedrooms with double beds and ensuite bathrooms. The first floor contains two additional bedrooms, both with double canopy beds and ensuite bathrooms with shower, sink, and WC.

Throughout San Illario, every bedroom has an ensuite—no queuing for bathrooms at 7am, no negotiating shower schedules. Air-conditioning runs throughout both apartments. Wi-Fi reaches every corner. Mosquito screens keep the Tuscan summer insects at bay. Satellite TVs, a stereo Hi-Fi system, washing machines, irons, hairdryers, safes, baby beds, and highchairs come as standard. The bathrooms are stocked with courtesy toiletries. Pool towels are provided in abundance.

Outdoor Spaces and Living

The real heart of San Illario lives outside. A covered portico stretches across the gardens with a table that seats all 22 guests—a structure that transforms outdoor meals into proper events, protecting lunches from unexpected sun and dinners from evening chill. The infinity swimming pool measures 12 metres by 6 metres with 1.5-metre depth, heated seasonally (May through late September, with additional heating available upon request). Sun loungers and parasols surround it. The view across the hills demands that people stop mid-conversation just to look.

The barbecue sits ready for evening cooking. The wood-fired pizza oven—the kind where flames leap and dough bubbles in minutes—becomes an evening focal point, a place where guests gather to watch, wait, and anticipate. Swings hang from sturdy branches for children (or adults channelling their childhood selves). A football net means the lawn becomes a pitch. Table tennis appears when energy levels require competition. Private landscaped gardens provide shade, walking routes, and the kind of privacy that matters when you’ve rented somewhere large enough to house a small village.

The gardens themselves shift through the seasons. Spring brings wildflowers between the trees. Summer heat intensifies the scent of drought-resistant plants and the sound of cicadas at dusk. Autumn arrives with cooler air and the grape harvest visible in distant vineyards. Winter is mild, rarely requiring more than layers.

Location: Livorno and the Surrounding Area

San Illario occupies what many consider Tuscany’s sweet spot: coastal proximity without the crowds, vineyard territory without being landlocked, cultural substance without the tour buses of Florence or Siena. The Province of Livorno frames this precisely.

The immediate surroundings. Guardistallo and Casale Marittimo, both within 8km, are the kind of villages tourists miss—narrow medieval streets, artisan workshops, trattorias where the cook knows the farmer who grew this morning’s vegetables. Markets operate weekly in both, selling local produce, cheese, wine, and the kind of bread that tastes like nothing you’ll find elsewhere.

Wine country. Bolgheri sits 12km north, famous less for the wine itself (though the wines matter) than for its approach: an avenue of cypress trees stretching toward the village like a green corridor. Wineries here—Sassicaia, Ornellaia, and smaller producers—welcome visitors for tastings and vineyard walks. This is Etruscan Coast wine country, where the Mediterranean influence reaches inland through the grapes. Tastings typically cost €15-€40 per person and require advance booking.

The coast. Marina di Bibbona, 17km south, offers calm water, beach clubs, and pine forests threading back from the sand. The beaches here suit families more than party-seekers—protected waters, shallow approaches, facilities. Cecina, 14km south, swings toward the livelier end of the spectrum: watersports operators, summer markets, beach clubs that stay open until midnight. Both have supermarkets, restaurants, and the kind of infrastructure that makes day trips straightforward.

Cultural day trips within 30-45 minutes.** Volterra, 35km east, rises on a hilltop like a medieval fortress, its alabaster workshops famous since Etruscan times. San Gimignano, 40km northeast, is the postcard Tuscany—14 towers remaining from medieval times, narrow streets, restaurants with terrace views across the Val d’Elsa. Pisa, 45km north, means the Leaning Tower and the Piazza dei Miracoli, but also the Botanical Gardens and riverside walks. Florence, 90 minutes north, requires its own trip but remains doable as an overnight.

Practical distances. Pisa International Airport (Galileo Galilei) lies 50km north—approximately 60 minutes by car. Florence Airport (Peretola) is 85km north, roughly 90 minutes. Livorno Port itself becomes relevant if guests plan to arrive by boat or cruise connection.

Seasonal rhythms. April and May bring wildflower landscapes, Easter crowds to religious sites, and weather warm enough for the pool (though heating helps). June through August is peak season—hot, crowded in popular towns, but perfect for beach days and evening outdoor dining. September and October see cooler temperatures, smaller crowds, and the grape harvest turning vineyards golden. November through March is quiet, with many restaurants reducing hours, though the countryside becomes dramatic after rain.

Who This Villa Suits Best

Multi-generational families. Grandparents, parents, children, and grandchildren can each find their own space while remaining connected. The two-apartment layout means teenagers get privacy from toddlers, while shared outdoor spaces keep everyone together for meals and swimming.

Wedding parties and celebrations. A villa that sleeps 22 with 11 bathrooms, a covered dining area for all guests, and a pool becomes a wedding venue unto itself. Pre-wedding dinners, post-wedding brunches, or casual anniversary gatherings work effortlessly. Chef service is available, eliminating the logistics of large-group cooking.

Friendship groups planning annual reunions. Eight to twelve friends splitting into two apartments maintains friendship dynamics while allowing couples their own space. The pool, pizza oven, and games create evening entertainment without requiring external activities.

Corporate retreats and creative groups. The scale allows teams to work in one apartment while others use shared spaces. Wi-Fi supports remote work. The setting—quiet, beautiful, removed from daily pressures—enhances thinking and collaboration.

Families with young children. The heated pool, swings, football net, and open grounds give children space to move. The proximity to family-friendly Marina di Bibbona means easy beach days. Two separate apartments allow one group to sleep while others socialise.
