Villas in Montepulciano

A Renaissance hill town built on wine

Montepulciano stands along a ridge 605 metres up in southern Tuscany. On one side lies the Val di Chiana and on the other the Val d'Orcia. Beneath its palazzi run cellars cut into the rock, where barrels of Vino Nobile di Montepulciano have been ageing for centuries. In 1980 it became only the second Italian wine to be awarded DOCG status. The town is steep, handsome and very good at lunch.

Our Montepulciano collection runs to 50+ properties. There are restored farmhouses and stone villas with private pools and vineyard views, apartments in converted estates with shared pools for smaller parties, and grand country houses with up to 14 bedrooms for family gatherings.

Here is where to stay, what to see and when to come.

The Town

Up the Corso to Piazza Grande

Montepulciano is a town for climbing. The Corso winds up from the Porta al Prato past Renaissance palazzi, wine shops and doorways that open onto cellars, and ends at Piazza Grande, the town's main square. Here you will find the unfinished brick front of the cathedral and the Palazzo Comunale, which looks like a smaller version of Florence's Palazzo Vecchio.

Below the walls, on a meadow framed by cypresses, stands San Biagio. Antonio da Sangallo the Elder designed this honey-coloured church on a Greek cross plan, and it was built between 1518 and 1540. Walk down at sunset and take a taxi back up. Fans of the film New Moon may recognise the square, which stood in for Volterra.

The Countryside

Vineyards, frazioni and long views

Most of our properties are in the countryside around the town. Some are working estates, and many are old farmhouses converted for the holiday trade. The slopes just below Montepulciano put you among the Vino Nobile vineyards, a short drive from dinner. Gracciano and Acquaviva lie further out in the gentler country towards the Val di Chiana.

Valiano sits right on the border with Umbria, with views across to Lake Trasimeno, and it is the quietest choice. Sant'Albino is home to the Terme di Montepulciano, a thermal spa that comes in handy after a day of cellar visits.

Pienza, the Val d'Orcia and Cortona

Montepulciano makes an excellent base for exploring southern Tuscany. Pienza is around 13 kilometres to the west. Pope Pius II rebuilt it as an ideal Renaissance town, and it is the place to buy pecorino. Beyond it lies the Val d'Orcia, a UNESCO World Heritage Site since 2004, with its cypress avenues, the hot springs at Bagno Vignoni and Montalcino, home of Brunello.

To the north-east, Cortona sits high above the Val di Chiana. Lake Trasimeno and Umbria are close enough for lunch, and Siena is around 70 kilometres away.

Food, Wine & the Seasons

Pici, Chianina and a cellar or two

The local pasta is pici, thick hand-rolled strands often served with garlicky aglione sauce or wild boar ragù. The Val di Chiana gave its name to Chianina cattle, the source of the best bistecca. Vino Nobile is made mainly from Prugnolo Gentile, the local name for Sangiovese, and the cellars under the town are well worth a visit.

The Anteprima del Vino Nobile is held in February. In July the Cantiere Internazionale d'Arte festival fills the town with music and theatre. On the last Sunday in August the eight contrade race wine barrels uphill to Piazza Grande in the Bravìo delle Botti. May, June, September and October are the best months to come. Our concierge can arrange cellar tours, tables and transfers.

Frequently Asked Questions

Where is the best place to stay around Montepulciano?

Stay on the vineyard slopes just below the town if you want to be close to its restaurants and cellars. Valiano and Acquaviva suit those who want quiet estates and views towards Umbria. Sant'Albino is handy for the thermal spa.

When is the best time to visit Montepulciano?

May, June, September and October bring warm days, green or golden countryside and the grape harvest in autumn. July has the Cantiere Internazionale d'Arte festival. The Bravìo delle Botti barrel race is held on the last Sunday in August.

What is Vino Nobile di Montepulciano?

It is the town's celebrated red wine, made mainly from Prugnolo Gentile, the local form of Sangiovese, and aged in oak before release. In 1980 it was only the second wine in Italy to receive DOCG status. It should not be confused with Montepulciano d'Abruzzo, which is made from a different grape in a different region.

Can you arrange a private chef at a villa in Montepulciano?

Yes. Our concierge can arrange a private chef for a single dinner or your whole stay, along with cookery lessons, guided visits, transfers and restaurant reservations.

How much does a luxury villa in Montepulciano cost?

Prices depend on the size of the property, its location and the season, with July and August the most expensive. These are guide prices based on current listings; each property page shows its own rates for your dates.

How do I get to Montepulciano?

Montepulciano is around 124 kilometres from Florence and 186 kilometres from Rome by road, so Florence or Rome airports both work, and Perugia airport is closer. Chiusi-Chianciano Terme station on the Florence to Rome line is a short drive away. Our concierge can arrange private transfers.
