Sea-view villas on the Cyprus coast, with the old walled capital an easy day out
As featured in
Nicosia is the one city in Cyprus that turns its back on the sea. It sits on the central plain, ringed by Venetian walls and their eleven heart-shaped bastions, and it is the last divided capital in Europe. The old town has mosques that were once Gothic cathedrals, Ottoman inns and good coffee in shaded courtyards.
Our 60+ villas are not in the city itself. They are on the coast, which is where most people want to wake up in Cyprus: villas with private pools above Protaras and Ayia Napa, apartments in Pernera, and quieter houses around Polis and Peyia in the west. The largest have 6 bedrooms.
This guide covers the capital worth driving to, and the coast you will come home to.

Inside the Venetian walls, Nicosia packs a great deal into a small space. The Cyprus Museum holds the island's best archaeology, from Bronze Age figurines to Roman statues, and the Leventis Municipal Museum tells the story of the city itself. Laiki Geitonia is the restored quarter for lunch and wandering.
At the end of Ledra Street, pedestrians can cross to the north with a passport. On the other side are the Büyük Han, a sixteenth-century Ottoman inn now full of craft shops, and the Selimiye Mosque, built as the Gothic Cathedral of St Sophia. It makes for one of the most thought-provoking days out in the Mediterranean.

Most of our villas are on the south-east corner of the island, around Protaras, Pernera and Ayia Napa. The water here is about as clear as it gets in Cyprus, and Fig Tree Bay and Nissi Beach are the best-known of many sandy beaches. Between the two resorts, the Cape Greco national park has sea caves, rock arches and cliff paths that are best walked early in the morning.
Protaras is the calmer, more family-minded of the two. Ayia Napa has the livelier evenings, and its sixteenth-century monastery is a peaceful counterpoint. From here, Nicosia is around an hour's drive inland.

The north-west of the island feels a world away from the eastern resorts. Polis is a small, unhurried town, Latchi has a fishing harbour lined with fish tavernas, and the Akamas Peninsula beyond is largely wild, with rough tracks, turtle beaches and boat trips to the Blue Lagoon.
The Baths of Aphrodite, a shaded grotto where the goddess is said to have bathed, are just along the coast. Peyia, further south, looks over the sea towards Coral Bay and sits within easy reach of Paphos and its UNESCO-listed mosaics.

The Cypriot table is generous, and a full meze will carry on long after you think it has finished: grilled halloumi, sheftalia, slow-roasted kleftiko and, at the end, honeyed loukoumades. Nicosia's old town is a good place to try it, and so is a harbour taverna in Latchi. Finish with a glass of Commandaria, the island's ancient sweet wine.
The coast is warm from May to October. Nicosia itself bakes in July and August, so plan city days for spring or autumn, or set off early. Our concierge can arrange transfers, car hire, boat trips and tables.

Couples, families with small children, three generations together or a crowd of friends celebrating a birthday: we match the house to the group, down to the number of bathrooms and whether the pool is fenced.
Most visitors stay on the coast and visit Nicosia for the day. Protaras, Pernera and Ayia Napa are around an hour away and have the best beaches, while Polis and Peyia in the west are quieter but further from the capital.
May, June, September and October are the best months, with warm sea and comfortable sightseeing. July and August are fine on the coast, but Nicosia can be extremely hot.

Yes. Our concierge can arrange a private chef for a single dinner or your whole stay, along with cookery lessons, guided visits, transfers and restaurant reservations.
Across our 60+ villas in Nicosia, weekly rates typically range from £2,700 to £4,700, with the most affordable from around £2,200 a week and the largest estates well above. These are guide prices based on current listings; each property page shows its own rates for your dates.
Larnaca airport is the closest, at around 45 minutes by road, and it also serves Protaras and Ayia Napa. Paphos airport is better for Polis and Peyia. Our concierge can arrange transfers from either.
