Villas in Praiano

The quieter village between Positano and Amalfi

Praiano is the village people find after they have been to Positano. It sits on the cliffs a short drive further east, with the same vertical houses, lemon terraces and clear water, but fewer crowds and a more local feel. Because it faces south-west, the sun sets over Positano and Capri in full view of almost every terrace.

Our Praiano collection runs to 50+ properties. They range from two-bedroom apartments with sea-view terraces to large villas with private pools, the biggest with up to 8 bedrooms, mostly set on the slopes of Vettica Maggiore and above Marina di Praia.

Here is how the village works, where to swim and walk, and when to come.

Where to stay in Praiano

Vettica Maggiore for the majolica square and the steps down to La Gavitella, Marina di Praia for the fishing cove, and Positano and Amalfi a short drive away for restaurants, ferries and shopping.

The Village

Two halves and a majolica square

Praiano is really two villages strung along the coast road. Vettica Maggiore, to the west, gathers around the church of San Gennaro, whose tiled dome and patterned majolica piazza look out over the sea. The eastern half grows up around the church of San Luca, with lanes and stairways climbing between houses and gardens.

Below, Marina di Praia is a tiny cove between two cliffs, with a pebble beach, fishing boats pulled up on the slipway and a few seafood restaurants. A cliffside path leads from the beach to the old Saracen watchtower, the Torre a Mare, and it is at its best in the early evening.

Steps down, boats out

La Gavitella, beneath Vettica Maggiore, sits at the bottom of a staircase of around 400 steps, so most people sensibly come and go by boat. It faces west towards Positano, Capri and the Li Galli islands, and it keeps the sun well into the evening, long after other coves on the coast have gone into shade.

Praiano is a good base for days on the water. Heading east, it is only a short run to the Fiordo di Furore, a narrow gorge with a handful of fishermen's houses, and to the Grotta dello Smeraldo at Conca dei Marini. Capri is a full and very pleasant day out.

Walking

The back door to the Path of the Gods

The Sentiero degli Dei usually starts at Bomerano, up in Agerola. From Praiano, though, you can join it straight from the village. Long flights of steps climb through olive groves to the convent of Santa Maria a Castro, known locally as San Domenico, and up to the pass at Colle Serra. From there the path runs high above the sea to Nocelle, with Positano below.

It is a hard climb, so start early, carry water and keep to the cooler months if you can. The lower village path to La Gavitella and the Torre di Grado is a gentler choice for an evening stroll.

Food, Festivals & the Seasons

Candlelight in August, squid and potatoes all summer

Every year from 1 to 4 August, Praiano holds the Luminaria di San Domenico, a tradition going back to the early 1600s. Thousands of candles are lit on terraces, balconies, lanes and in Piazza San Gennaro, and the festival ends with the feast of San Domenico on the 4th.

At the table, look for totani e patate, a coastal dish of squid and potatoes, scialatielli with seafood, and anything made with the big Amalfi lemons. May, June and September are the most comfortable months. Many restaurants close over the winter. Our concierge can arrange boat days, walking guides, restaurant tables and transfers.

Why book your Praiano villa with Excellence Luxury Villas

The right house, not the nearest one

Praiano is built into a cliff, and we know which houses you can reach by car and which sit at the end of a long flight of steps, which matters a great deal when you have luggage, small children or grandparents with you. With 50+ properties in Praiano, we can usually find the house that suits you rather than the one that happens to be free. Search by size, pool, location and price, or tell us what you have in mind and we will put together a shortlist.

Book direct

You book with us directly, with no booking fees. Questions about access, parking, pool heating or how far it really is to the nearest beach go to people who can find out the answer.

A concierge who knows the territory

Boat days to Capri, the Fiordo di Furore and the Grotta dello Smeraldo, Path of the Gods guides, a private chef, restaurant tables in Positano and Amalfi, and transfers from Naples or Salerno. Our concierge team arranges all of it, leaving you free to decide which terrace to sit on.

A house for every kind of party

Couples, families with small children, three generations together or a crowd of friends celebrating a birthday: we match the house to the group, down to the number of bathrooms and whether the pool is fenced.

Frequently Asked Questions

Is Praiano a good place to stay on the Amalfi Coast?

Yes, if you want sea views, sunsets and some peace and quiet. Praiano is calmer than Positano or Amalfi, and both are a short drive or bus ride away. Vettica Maggiore is the liveliest part, and Marina di Praia has the beach and the fish restaurants.

When is the best time to visit Praiano?

May, June and September bring warm seas and fewer visitors than high summer. Come in early August for the Luminaria di San Domenico, which runs from 1 to 4 August. In winter many restaurants and beach clubs close.

Can you walk the Path of the Gods from Praiano?

Yes. Steps climb from the village past the convent of San Domenico to Colle Serra, where you join the path to Nocelle and down to Positano. It is a long, steep walk, so start early and take plenty of water.

Can you arrange a private chef at a villa in Praiano?

Yes. Our concierge can arrange a private chef for a single dinner or your whole stay, along with cookery lessons, guided visits, transfers and restaurant reservations.

How much does a luxury villa in Praiano cost?

Across our 50+ villas in Praiano, weekly rates typically range from £3,100 to £19,000, with the most affordable from around £2,300 a week and the largest estates well above. Prices depend on the size of the property, its location and the season, with July and August the most expensive. These are guide prices based on current listings; each property page shows its own rates for your dates.

How do I get to Praiano?

Naples airport is around 90 minutes away by road. Salerno Costa d'Amalfi airport reopened in 2024 and has seasonal flights, including from London. SITA buses run along the coast road between Positano and Amalfi, and our concierge can arrange private transfers.

Are there villas in Praiano for large groups?

Yes. Our Praiano collection includes properties with up to 8 bedrooms. Tell us the size of your party and the occasion, and we will send a shortlist that suits it.
