Villas in Protaras

Pale sand, clear water and the island's eastern cape

Protaras sits on the far eastern coast of Cyprus, between the windmill-dotted fields of Paralimni and the wild headland of Cape Greco. Its draw is the sea itself: a run of small sandy bays with water so clear you can watch your feet from the end of a swim. It is calmer than Ayia Napa down the coast, and better suited to families and anyone who likes an early night after a long lunch.

Our Protaras collection runs to 120+ properties, mostly villas with private pools in Pernera, Kapparis and on the slopes above Konnos Bay, with a handful of spacious apartments with shared pools and sea views for those who would rather be a short walk from the beach.

Here is how the coast divides up, what lies inland and when the water is at its best.

Where to stay in Protaras

Pernera and Kapparis for easy beaches and tavernas, Konnos Bay and the edge of Cape Greco for sea views and coves, and Paralimni for village life just inland.

Pernera & Kapparis

Small bays and a walk to supper

North of the resort centre, Pernera and Kapparis are quieter and more residential, a stretch of low-rise villas above a string of sandy coves such as Sunrise Beach. The sea is shallow and sheltered, which makes it good for young swimmers, and there are tavernas within walking distance of many houses.

Fig Tree Bay, the best known beach in Protaras, is just to the south. A small islet sits around 100 metres offshore, and swimming out to it is something of a rite of passage.

Konnos Bay & Cape Greco

Sea caves, cliff paths and a cove in a national park

South of town the coast turns rocky and the houses thin out. Konnos Bay is a deep, sandy cove inside the Cape Greco National Forest Park, and villas on the hills around it look straight out over the water.

The cape itself is the south-eastern tip of the island, with walking trails, a natural rock arch, sea caves and some of the best snorkelling in Cyprus. Go early in the morning, before the boats arrive, and you may well have the paths to yourself.

Paralimni & Inland

Red earth, windmills and a view across the line

Protaras is the coastal part of Paralimni, a working town with a large church square at its heart and a seasonal lake that draws birds in winter. Around it lie the Kokkinochoria, the red soil villages, where the famous Cyprus potatoes are grown and old metal windmills still stand in the fields.

For the best view of the coast, climb the steps to the chapel of Profitis Elias on its granite outcrop above town, ideally at sunset. Further north, the crossing at Deryneia leads to the walled old city of Famagusta.

Food & the Seasons

Meze, red-earth potatoes and a long, warm autumn

Eat as the Cypriots do: a slow meze of grilled halloumi, village sausage, kleftiko and fresh fish, with local potatoes roasted until crisp. The feast of Profitis Elias on 20 July brings pilgrims up to the hilltop chapel, and the Kataklysmos festival at Orthodox Pentecost, in late May or June, fills the coastal towns.

July and August are hot and busy. June and September are kinder, and the sea usually stays warm well into October. Our concierge can arrange boat trips around the cape, a private chef, car hire and transfers.

Couples, families with small children, three generations together or a crowd of friends celebrating a birthday: we match the house to the group, down to the number of bathrooms and whether the pool is fenced.
