Pale sand, clear water and the conch is still fresh

Turks and Caicos is a British Overseas Territory made up of two island groups, the Turks and the Caicos. Most visitors spend their time on just one island, Providenciales, which everyone calls Provo. It is home to Grace Bay, the long curve of fine white sand and clear water that turns up on almost every list of the world's best beaches. They drive on the left and speak English, and lunch is very often conch.

Our collection runs to 120+ properties. There are beachside villas and modern apartments along Grace Bay and The Bight, larger houses with pools and spas in Long Bay Hills and Leeward, and quieter villas looking over Chalk Sound and Silly Creek. A few lie further afield on Ambergris Cay.

Here is how Provo divides up, what lies beyond it and when to come.

Grace Bay & The Bight

The beach everyone comes for

Grace Bay runs for several miles along Provo's north shore. The sand is fine and pale, and the water is usually calm because a barrier reef breaks the swell offshore. The bay and its reef lie within Princess Alexandra National Park, which keeps the water clear.

The Bight, at the western end of the bay, feels more lived-in. The coral at Bight Reef, also called Coral Gardens, is a short swim from the sand, close enough to snorkel before breakfast. On Thursday evenings the Fish Fry takes over the neighbourhood, with fried snapper, conch and lobster, live bands and Junkanoo dancers. Villas and apartments here put the beach, restaurants and morning coffee within walking distance.

Long Bay & Leeward

Kites, shallows and a quieter shore

Cross to the south-east side of the island and the mood changes. Long Bay Hills looks over a long, shallow beach where the trade winds blow steadily onshore. That is why the bay fills with kitesurfers by mid-morning. It also means children can wade a long way out before the water reaches their waists. The houses here are mostly private homes set in their own gardens, a world away from the resort strip.

Leeward, at the eastern tip of Provo, is quieter still, with a marina and residential streets. Boats leave from here for Little Water Cay, where the protected rock iguanas carry on as though they own the place. Ferries also run across to North Caicos.

Chalk Sound & Beyond

A turquoise lagoon and the older island

In the south-west of Provo, Chalk Sound is a national park lagoon of improbable turquoise, dotted with small limestone islets. It is best explored by kayak or paddleboard. Just beyond it, Sapodilla Bay and Taylor Bay have shallow, sheltered water that suits small children, and evening light that suits everyone else. Villas around Chalk Sound and Silly Creek give up the restaurants of Grace Bay in return for space and quiet.

On the north coast, Blue Hills is one of Provo's oldest settlements, with painted houses, churches and beach shacks frying conch. For a full day out, take the ferry to North Caicos and drive on to Middle Caicos, where you will find the Conch Bar Caves and the cliffs of Mudjin Harbour.

Food, Whales & the Seasons

Conch, humpbacks and a long, dry winter

Conch is to these islands what the pasty is to Cornwall, and its shell appears on the national coat of arms. You will find it as a sharp, lime-dressed salad, as fritters or cracked and fried, best eaten with your feet in the sand.

The dry season runs from December to April. The weather is settled and these are the busiest weeks. From around January to April, humpback whales migrate past Grand Turk and Salt Cay, and a whale-watching day there is well worth the short flight. Summer is hotter and quieter. Hurricane season runs from June to November, so flexible plans make sense in late summer and autumn. Our concierge can arrange boat charters, whale-watching trips, a chef and transfers.

Why book your Turks and Caicos villa with Excellence Luxury Villas

The right house, not the nearest one

Provo's villas range from apartments on Grace Bay to secluded houses above Long Bay and Chalk Sound, and we know which beaches stay calm when the trade winds pick up. With 120+ properties in Turks and Caicos, we can usually find the house that suits you rather than the one that happens to be free. Search by size, pool, location and price, or tell us what you have in mind and we will put together a shortlist.

Book direct

You book with us directly, with no booking fees. Questions about access, parking, pool heating or how far it really is to the nearest beach go to people who can find out the answer.

A concierge who knows the territory

Boat charters to the cays, snorkelling and diving trips, whale watching from Grand Turk and Salt Cay in season, a private chef, car hire and transfers from Providenciales airport. Our concierge team arranges all of it, leaving you free to decide which terrace to sit on.

A house for every kind of party

Couples, families with small children, three generations together or a crowd of friends celebrating a birthday: we match the house to the group, down to the number of bathrooms and whether the pool is fenced.
