Villas in Fethiye

Rock tombs, a turquoise lagoon and paragliders overhead

Few harbour towns let you eat lunch beneath tombs carved into a cliff more than two thousand years ago. Fethiye was ancient Telmessos, and it sits at the head of a broad gulf scattered with islands, with pine-covered mountains behind and the Turquoise Coast running south to Ölüdeniz. On a summer afternoon, the sky above the lagoon fills with paragliders drifting down from Babadağ.

Our Fethiye collection runs to 70+ villas, most of them in the hills around Ölüdeniz, Hisarönü, Ovacık and Kayaköy. They range from one-bedroom hideaways for couples to four-bedroom family villas with private pools, sea views and in some cases a spa, sauna or hot tub.

Here is how the area divides up, what to do once you arrive and when to come.

Where to stay in Fethiye

Ölüdeniz for the Blue Lagoon and the beach, Hisarönü and Ovacık for restaurants and sea views, Kayaköy for quiet countryside, and Fethiye town for the harbour and the boats.

The lagoon and the hills above it

Ölüdeniz, about 15 kilometres south of Fethiye town, is the reason many people come. Its Blue Lagoon is a sheltered, protected bay of very still, very clear water, and a long pebble beach runs beside it where the paragliders come in to land.

Most of our villas sit on the slopes above, around Hisarönü and Ovacık. Hisarönü is the livelier of the two, with restaurants and bars, while Ovacık is a touch calmer and is where the Lycian Way begins. From either, the beach is a short drive down through the pines.

Fethiye Town

A working harbour with an ancient past

Fethiye is a proper town, not a resort, with a busy marina, a waterfront promenade and an old quarter of narrow lanes. Above it, the Tomb of Amyntas is carved into the rock face like a temple front, and it is well worth the climb at sunset.

The fish market makes a very good evening out: you choose your fish at the central counters and one of the surrounding restaurants cooks it for you, with meze on the side. Boats leave the harbour each morning for the Twelve Islands of the gulf, a lazy day of swimming stops and lunch on deck.

Kayaköy & the Lycian Coast

Ghost villages, gorges and ancient cities

Kayaköy, once the Greek village of Levissi, was abandoned after the population exchange of 1923. Hundreds of roofless stone houses still climb the hillside, and the valley around it is one of the quietest places to stay near Ölüdeniz.

The Lycian Way, a waymarked trail of more than 500 kilometres, sets out from near here towards Antalya, and its first stages make fine morning walks. Inland, the Saklıkent Gorge is cold and narrow enough to wade through in August. The hilltop ruins of Tlos and the UNESCO-listed Xanthos and Letoon are both easy days out.

Food & the Seasons

Gözleme, grilled fish and a long, warm season

Eating here is simple and very good: gözleme rolled out and cooked on a griddle by village women, mezes of smoky aubergine and herbed yoghurt, grilled sea bass and bream, and figs and pomegranates in late summer. Fethiye's large weekly market is the place for olives, cheese and spices.

The sea is warm from May to October. July and August are hot and busy, while late spring and early autumn are better for walking and for the ruins. Our concierge can book paragliding, boat days and restaurant tables.

Why book your Fethiye villa with Excellence Luxury Villas

The right house, not the nearest one

Fethiye's villas are spread across steep hillsides from Hisarönü to Kayaköy, and we know which can walk to dinner, which have the best views of the lagoon and which are properly quiet. With 70+ properties in Fethiye, we can usually find the house that suits you rather than the one that happens to be free. Search by size, pool, location and price, or tell us what you have in mind and we will put together a shortlist.

Book direct

You book with us directly, with no booking fees. Questions about access, parking, pool heating or how far it really is to the nearest beach go to people who can find out the answer.

A concierge who knows the territory

Transfers from Dalaman, tandem paragliding from Babadağ, private boat days around the Twelve Islands, guided walks on the Lycian Way, a private chef and car hire. Our concierge team arranges all of it, leaving you free to decide which terrace to sit on.

A house for every kind of party

Couples, families with small children, three generations together or a crowd of friends celebrating a birthday: we match the house to the group, down to the number of bathrooms and whether the pool is fenced.

Frequently Asked Questions

Where is the best place to stay in Fethiye?
