Apartments around the Spanish Steps, between the fashion streets of Via Condotti and the gardens of the Pincio
As featured in
Spagna takes its name from the Spanish embassy to the Holy See, which has stood on the piazza for centuries. The great Baroque staircase that climbs from the Barcaccia fountain to the church of Trinità dei Monti went up between 1723 and 1725, and the streets around it have drawn poets, painters and the well dressed ever since. Keats died in a house on the piazza in 1821, and the English have been taking tea here since Victorian times.
Our Spagna collection runs to 42 apartments, from one-bedroom pieds-à-terre with terraces over the rooftops to family apartments in grand palazzi near the Pincio and the old Ludovisi quarter, the largest with 5 bedrooms.
Here is a short guide to the neighbourhood, its streets and when to come.

The Spanish Steps were designed by Francesco de Sanctis to link the piazza with Trinità dei Monti above, and the view from the top, over the domes and down Via Condotti, is one of the great free pleasures of Rome. At the bottom sits the Barcaccia, a half-sunken stone boat of a fountain by Pietro Bernini, father of the more famous Gian Lorenzo.
To the right of the Steps, the Keats-Shelley House keeps the small room where Keats died, and Babington's tea rooms, opened by two Englishwomen in the 1890s, still serve a proper pot on the other side. Sitting on the Steps is now forbidden, so do as the Romans do and keep walking.

Three long streets fan out from Piazza del Popolo: Via del Corso, Via del Babuino and Via di Ripetta. Between them lies the Tridente, the smartest shopping district in the city. Via Condotti has the grand fashion houses and the Antico Caffè Greco, serving coffee since 1760, while Via del Babuino is lined with antique dealers.
Via Margutta, the artists' street, is quieter, with studios, galleries and the courtyard where Gregory Peck lived in Roman Holiday. At the northern end, Santa Maria del Popolo holds two Caravaggios in its Cerasi Chapel, and getting in to see them won't cost you a thing.

Climb past Trinità dei Monti and you reach the Pincio, whose terrace over Piazza del Popolo is where Romans gather at sunset. Beyond it stretches Villa Borghese, the city's great park, and the Galleria Borghese, with Bernini's sculptures and Canova's reclining Paolina. Tickets must be booked ahead, and our concierge can arrange them.
East of the Steps, the Ludovisi quarter rises towards Via Veneto, the street of La Dolce Vita, with wide avenues and handsome palazzi. The Trevi Fountain is around ten minutes' walk south, and best seen early, before the coins start flying.

From mid-April to around mid-May the Steps are banked with hundreds of pink and white azaleas, a tradition that dates back to 1952. On 8 December, the Feast of the Immaculate Conception, the Pope comes to the column in Piazza Mignanelli, just off the piazza. July and August are hot, and many Romans leave town around Ferragosto in mid-August.
At the table, look for cacio e pepe, carbonara and, in spring, Roman artichokes, with a maritozzo, a cream-filled bun, for breakfast. Our concierge can book restaurant tables, private guides, gallery tickets and airport transfers.
