Villas in Tinos

The Cycladic island that kept its own character

Tinos sits in the middle of the Cyclades, a short crossing from Mykonos, and in temperament it could hardly be more different. Pilgrims arrive for the great church of Panagia Evangelistria above the harbour. Marble carvers still work in the village of Pyrgos, and their craft is on UNESCO's intangible heritage list. Hundreds of carved stone dovecotes stand on the terraced hillsides, a legacy of Venetian rule, which lasted here until 1715.

Our Tinos collection runs to 39 villas and apartments. Some are close to the beaches at Kionia, Agios Fokas and Kolymbithra, others are high in the hill villages below Exomvourgo. Many have private or infinity pools, and nearly all look out to sea.

Here is how the island fits together, and when to come.

Kionia and Agios Fokas for beaches within reach of Chora, Kolymbithra for surf and the wilder north coast, and Triantaros, Arnados and the villages below Exomvourgo for views and quiet.

Chora & the South Coast

A harbour town, a pilgrim church and beaches on the doorstep

Chora, the island's port and capital, climbs from the quayside to Panagia Evangelistria, built in the 1820s after a nun had visions that led to an icon being found in the ground. Some pilgrims still make the climb from the harbour on their knees. Lower down, the lanes are full of tavernas, bakeries and shops selling carved marble.

Kionia, around three kilometres west of town, has a long sandy beach with the remains of the Sanctuary of Poseidon and Amphitrite just behind it. To the east, Agios Fokas is an easy beach for families, and Agios Sostis looks across the water to Delos and Mykonos. Villas along this coast make life simple: a swim in the morning, dinner in Chora at night.

The Villages

Marble, granite and a Venetian hilltop

The interior is where Tinos really shows itself. Pyrgos, in the north, is the marble village, with carved fanlights over the doors, a marble fountain in the plane-shaded square and the Museum of Marble Crafts. Volax sits in a valley strewn with huge granite boulders, and a few basket weavers still work there.

In the middle of the island rises Exomvourgo, around 640 metres high, with the ruins of a Venetian castle on top and views across the Cyclades. Triantaros and Arnados, on its southern slopes, are quiet whitewashed villages looking out to sea. Villas up here trade a short drive to the beach for cooler evenings and some of the best sunsets on the island.

Kolymbithra & the North

Wind, waves and an artichoke valley

The north coast feels the full force of the meltemi, and that has made Kolymbithra the surfing beach of the Cyclades. It is really two bays. The larger has waves, a surf school and a beach bar with a laid-back crowd, while the smaller one next door is sheltered and shallow, which suits children.

Inland, the fertile Livadi valley runs up to Komi, a farming village known for its artichokes. Combine it with Volax on the same afternoon. On calm days the north is lovely. When the wind is up, our concierge can tell you which south-facing coves will be sheltered.

Food & When to Go

Louza, capers and a long September

Tinos eats very well. Look out for louza, a cured pork fillet spiced and sliced thin as a meze, along with small, flavourful local artichokes, capers, sun-dried tomatoes, local cheeses and raki from the village distilleries. Komi holds an artichoke festival each year in late spring.

The season runs from May to October. June and September are the best months, warm enough for swimming and calm enough for walking the old paths between villages. July and August bring heat and the meltemi. The feast of the Dormition on 15 August fills the island with pilgrims, so book well ahead if you plan to be here. Our concierge can arrange ferry tickets, transfers, boat trips and tables in the village tavernas.

Why book your Tinos villa with Excellence Luxury Villas

The right house, not the nearest one

On Tinos the meltemi decides which beaches are calm and the villas are spread from the coast to high hill villages, so it helps to know which spots are sheltered, close to a good taverna and worth the drive. With 39 properties in Tinos, we can usually find the house that suits you rather than the one that happens to be free. Search by size, pool, location and price, or tell us what you have in mind and we will put together a shortlist.

Book direct

You book with us directly, with no booking fees. Questions about access, parking, pool heating or how far it really is to the nearest beach go to people who can find out the answer.

A concierge who knows the territory

Ferry tickets and transfers from Mykonos or Athens, car hire, boat trips to Delos and the quieter coves, surf lessons at Kolymbithra, private chefs and tables in the village tavernas. Our concierge team arranges all of it, leaving you free to decide which terrace to sit on.

A house for every kind of party

Couples, families with small children, three generations together or a crowd of friends celebrating a birthday: we match the house to the group, down to the number of bathrooms and whether the pool is fenced.

Frequently Asked Questions

Where is the best place to stay in Tinos?

Kionia and Agios Fokas are the most convenient, with beaches close by and Chora a few minutes away. Kolymbithra suits surfers and families who like the north coast. Triantaros, Arnados and the villages below Exomvourgo are best for views, quiet and sunsets.

When is the best time to visit Tinos?

June and September are the most pleasant months, with warm seas and fewer visitors. July and August are hotter and often windy because of the meltemi, and the island is at its busiest around the religious festival on 15 August.

What happens on Tinos on 15 August?

The feast of the Dormition of the Virgin is the biggest day of the year at Panagia Evangelistria, and pilgrims come from all over Greece. It is a moving sight, but ferries and restaurants are very busy, so plan and book early.

Can you arrange a private chef at a villa in Tinos?

Yes. Our concierge can arrange a private chef for a single dinner or your whole stay, along with cookery lessons, guided visits, transfers and restaurant reservations.

How much does a luxury villa in Tinos cost?

Across our 39 villas in Tinos, weekly rates typically range from £3,000 to £7,500, with the most affordable from around £2,600 a week and the largest estates well above. Prices depend on the size of the property, its location and the season, with July and August the most expensive. These are guide prices based on current listings; each property page shows its own rates for your dates.

How do I get to Tinos?

Tinos has no airport. Most visitors fly to Mykonos, which has seasonal flights from the UK, and cross by ferry in around half an hour. Or fly to Athens and take a ferry from Rafina, around two hours by fast boat, or from Piraeus. Our concierge can book ferries and transfers.

Are there villas in Tinos for large groups?

Yes. Our Tinos collection includes properties with up to 8 bedrooms. Tell us the size of your party and the occasion, and we will send a shortlist that suits it.
