Villas in Antalya

Lycian tombs, turquoise coves and a long, warm season

Most people know Antalya as an airport and a run of big resort hotels. The province that matters for a villa holiday lies further west, on the Lycian coast. Here the Taurus mountains drop straight into the sea, rock-cut tombs look down over the harbours, and the water has the colour that gave the Turquoise Coast its name.

Our Antalya collection runs to 230+ villas. Most are in and around Kalkan and Kaş: hillside houses with infinity pools above the bay, stone village houses in the hills at Islamlar, and contemporary villas on the Çukurbağ peninsula. There are also a few sea-view homes further east near Çıralı.

Below you will find where to stay, what to see and when the sea is at its best.

Where to stay in Antalya

Kalkan for rooftop dinners and hillside pool villas, Kaş for its lively harbour, diving and boat trips to Kekova, and Fethiye and Ölüdeniz just across the provincial border to the west.

Kalkan & Islamlar

Whitewashed lanes and tables on the roof

Kalkan was a Greek fishing village until the 1920s. Its old quarter of white houses, wooden balconies and bougainvillea still runs down the slope to a small harbour. Evenings here revolve around rooftop restaurants, where the done thing is a long dinner while the lights come on across the bay.

Most villas sit on the hillsides around the town, which is where the pools and the views come from. Islamlar, a farming village in the hills above, is cooler and quieter, and locally known for trout restaurants beside running water. Kaputaş beach, a cove at the foot of a gorge on the road to Kaş, is a short drive away, as is Patara, one of the longest beaches in Turkey.

Kaş & Kekova

A harbour town with a Lycian tomb in the high street

Kaş is livelier than Kalkan and more bohemian, with a busy harbour, good meyhanes and a Lycian sarcophagus standing at the top of a shopping street. The small Hellenistic theatre of ancient Antiphellos looks straight out to sea, and the clear water has made the town the diving centre of this coast.

Many of our Kaş villas are on the Çukurbağ peninsula, with swimming platforms and sunsets over the water. From the harbour, boats go to Kekova, where you can see the remains of a sunken ancient town below the surface, and to Kaleköy, a hamlet beneath a crusader castle that can only be reached by sea or on foot. The Greek island of Meis is a short ferry ride away.

Ruins & the Lycian Way

Ancient Lycia, from Xanthos to the flames of Chimaera

The Lycians left their cities all along this coast. Xanthos, their capital, and the sanctuary of Letoon together form a UNESCO World Heritage Site, and both are within easy reach of Kalkan. Patara, the birthplace of St Nicholas, has its ruins half buried in dunes behind the beach. At Myra, near Demre, rock tombs are cut into the cliff above a Roman theatre.

The Lycian Way, a waymarked trail of more than 500 kilometres, links much of this coast. In the east, at Çıralı, you can walk up after dark to see the Chimaera, where flames burn from the rock. Antalya city, with its walled old quarter of Kaleiçi and Hadrian's Gate, makes a good day out from there.

Food & the Seasons

Long breakfasts, meze and a sea warm into October

The Turkish breakfast is reason enough to get up: white cheese, olives, tomatoes, honey, eggs and simit, followed by more tea than seems strictly necessary. Lunch might be gözleme from a village stall, and dinner a spread of meze and grilled fish by the harbour.

The season runs from May to October. July and August are hot and bring the busiest weeks, while June and September have warm sea and quieter roads. Spring and autumn suit walking the Lycian Way. Our concierge can arrange transfers from Dalaman, private boat days to Kekova, diving, guides for the ancient sites and restaurant tables.

Why book your Antalya villa with Excellence Luxury Villas

The right house, not the nearest one

Antalya's villas spread from steep hillsides above Kalkan to the Kaş peninsula and the hills at Islamlar, and we know which are a walk from the harbour and which have a long, winding drive down to the sea. With 230+ properties in Antalya, we can usually find the house that suits you rather than the one that happens to be free. Search by size, pool, location and price, or tell us what you have in mind and we will put together a shortlist.

Book direct

You book with us directly, with no booking fees. Questions about access, parking, pool heating or how far it really is to the nearest beach go to people who can find out the answer.

A concierge who knows the territory

Transfers from Dalaman and Antalya, private gulet and boat days to Kekova, diving with Kaş centres, guides for Xanthos and Patara, car hire and rooftop restaurant reservations. Our concierge team arranges all of it, leaving you free to decide which terrace to sit on.

A house for every kind of party

Couples, families with small children, three generations together or a crowd of friends celebrating a birthday: we match the house to the group, down to the number of bathrooms and whether the pool is fenced.

Frequently Asked Questions

Where is the best place to stay in Antalya for a villa holiday?

Kalkan and Kaş, on the Lycian coast in the west of the province, have the best choice of villas. Kalkan is smaller and suits those who want a quiet base with good restaurants. Kaş is livelier and better for diving and boat trips. Çıralı, further east, is quieter still, with a long pebble beach and the ruins of Olympos.

Which airport is closest to Kalkan and Kaş?

Dalaman is usually the closest. Kalkan is around 1.5 to 2 hours away by road, and Kaş a little further. Antalya airport is around 3 hours from Kaş and is the better choice for Çıralı. Our concierge can arrange private transfers from either airport.

Can you visit the Greek island of Meis from Kaş?

Yes. Ferries cross from Kaş harbour to Meis, also known as Kastellorizo, and the crossing is short, so a day trip is easy. You are leaving Turkey and entering Greece, so take your passport and check the entry rules for your return before you go.

Can you arrange a private chef at a villa in Antalya?

Yes. Our concierge can arrange a private chef for a single dinner or your whole stay, along with cookery lessons, guided visits, transfers and restaurant reservations.

How much does a luxury villa in Antalya cost?

Across our 230+ villas in Antalya, weekly rates typically range from £1,000 to £2,500, with the most affordable from around £700 a week and the largest estates well above. Prices depend on the size of the property, its location and the season, with July and August the most expensive. These are guide prices based on current listings; each property page shows its own rates for your dates.

When is the best time to visit the Antalya coast?

May to October is the season for swimming. June and September are warm and quieter than July and August, which are hot and busy. April, May and October suit walking and visiting the ancient sites.

Are there villas in Antalya for large groups?

Yes. Our Antalya collection includes properties with up to 7 bedrooms. Tell us the size of your party and the occasion, and we will send a shortlist that suits it.
