Apartments in white stucco squares between Kensington Gardens, Notting Hill and Paddington
As featured in
Bayswater is the long run of white stucco between Paddington and Notting Hill, with Hyde Park and Kensington Gardens along its whole southern edge. It has long been the sensible Londoner's choice over its smarter neighbours. You get the same tall Victorian terraces and leafy garden squares with a little less fuss, and the park is at the end of the road.
We have 60+ apartments here. They range from one-bedroom flats in converted townhouses to family apartments with up to 5 bedrooms, and some are in serviced buildings with a concierge, terraces or balconies. Most are a short walk from the park and at least one Tube station.
Below you will find the streets worth knowing, the park on the doorstep and how to make the most of a London stay from here.

Bayswater's best streets are its garden squares and terraces: Leinster Square, Porchester Terrace and Inverness Terrace. Behind them run cobbled mews where carriage houses have become quiet homes. These streets are calm in a way that surprises people who only know the area from the Bayswater Road.
Look closely at numbers 23 and 24 Leinster Gardens. They look like every other stucco house in the terrace, but they are only façades, with blacked-out windows and no front doors you can actually use. Behind them is the open cutting of the Underground. It is a very Bayswater joke: grand on the outside and practical behind.

Kensington Gardens is the reason most people stay here. The Italian Gardens and their fountains are at the Lancaster Gate end. The Peter Pan statue is a short walk along the Long Water, and the Diana Memorial Playground keeps small children happy for an entire morning. The story has local roots, too. J. M. Barrie lived at 100 Bayswater Road from 1902 to 1909, and that is where he wrote Peter Pan.
On Sundays, artists hang their work on the park railings along Bayswater Road. This open-air show has been running for decades and is worth a slow stroll before lunch.

From Bayswater you can walk west to Notting Hill. Portobello Road is at its busiest on a Saturday, and Westbourne Grove's cafés and boutiques are on the way. Notting Hill Carnival fills the streets over the August bank holiday weekend, so book early if you want to be in the middle of it, or stay further east if you would rather not be.
To the east, Paddington has the Elizabeth line, which gets you to Bond Street and the West End in a few minutes. Marylebone and Mayfair are a pleasant walk across or along the park.

Queensway has been one of London's best streets for Cantonese cooking for years. People queue for the roast duck at Four Seasons and come for weekend dim sum at Royal China. At the top of the street, the Whiteley has reopened with restaurants and shops. This Edwardian building was once among the grandest department stores in London. The Porchester Spa, with its Turkish baths from the 1920s, makes a good wet afternoon.
Summer brings concerts and open-air swimming in the Serpentine. In December, Winter Wonderland takes over Hyde Park. Our concierge can book restaurant tables, theatre tickets and Heathrow transfers.

May to September is best for the park, with long evenings, summer concerts and open-air swimming in the Serpentine. December is festive, with Winter Wonderland in Hyde Park. If you want quieter streets, avoid the Notting Hill Carnival weekend in late August.
It is an open-air art exhibition held every Sunday. Artists hang paintings, drawings and photographs on the railings of Hyde Park and Kensington Gardens along Bayswater Road, and it is a pleasant browse on the way to the park.
