The quiet end of Kensington, with peacocks for neighbours

Holland Park is the calm corner of Kensington, and the people who live here would like it to stay that way. Broad streets of white stucco and red brick run south from Holland Park Avenue, plane trees shade the pavements, and in the middle sits a 54-acre park laid out around the ruins of a Jacobean mansion. It has woodland, formal gardens and peacocks that stroll the paths as though they hold the freehold.

Our Holland Park collection runs to 34 homes. Most are apartments in handsome period buildings, from one bedroom to four, and there are also townhouses and family houses with gardens, the largest with 8 bedrooms. Several come with private parking, which in this part of London is worth more than any chandelier.

What follows covers the park, the artists' houses on its doorstep, the neighbourhoods on either side and the best time of year to come.

The Park

A Kyoto garden and opera among the ruins

Holland House was built in the early seventeenth century by Sir Walter Cope, Chancellor of the Exchequer under James I. In the nineteenth century it was a famous political and literary salon, and Byron was among the guests. Most of it was destroyed by bombing in 1940. The east wing survives as a youth hostel, and the old terrace is the stage for summer opera.

The grounds keep plenty of surprises. The Kyoto Garden, a gift from Kyoto that opened in 1991, has a waterfall, koi and maples. The Fukushima Memorial Garden followed in 2012. There is wild woodland to the north, and the formal gardens are where dahlias were first grown successfully in England, by a Lady Holland. Children head straight for the adventure playground.

The Artists' Quarter

Victorian studios and a museum of design

In the late nineteenth century the streets south of the park filled with painters' studio houses. The grandest is Leighton House, home of Frederic Leighton, whose Arab Hall is a golden, tiled room with a fountain. It was restored and reopened in 2022. Close by, Sambourne House on Stafford Terrace keeps the cluttered interior of a Punch cartoonist's family exactly as they left it.

On Kensington High Street, the Design Museum moved in 2016 into the old Commonwealth Institute, a listed building with a swooping roof that sits at the edge of the park. A morning at either museum followed by lunch in the park takes in most of the neighbourhood's character.

Either Side

Portobello to the north, the High Street to the south

From the top of the park, Notting Hill Gate is a short walk along Holland Park Avenue. From there Portobello Road runs north, with antiques, food stalls and its busiest market day on Saturday. Kensington Church Street, with its antique dealers, climbs between the two.

To the south, Kensington High Street covers the practical shopping. The museums of South Kensington are a short taxi ride away, and Westfield in Shepherd's Bush is the place for a rainy afternoon. Holland Park suits people who want all of this close by and something quieter outside the front door.

Food & the Seasons

Blossom, opera and autumn maples

Spring brings blossom and tulips to the formal gardens, and the peacocks are at their showiest. Summer is the opera season: Opera Holland Park performs under a canopy in front of the old house, and a picnic on the lawn beforehand is part of the evening. In autumn the Kyoto Garden's maples turn red, and it is probably the prettiest time to visit.

Holland Park Avenue and the surrounding streets have good bakeries, delis and neighbourhood restaurants, and Notting Hill and Kensington add plenty more. Our concierge can book opera tickets and restaurant tables, stock the fridge before you arrive and arrange your car from the airport.
