Apartments in the Grands Boulevards

Where the old city walls became a promenade

In 1670 Louis XIV decided Paris no longer needed its Right Bank walls. He had them pulled down and replaced with a broad promenade lined with trees. The French word for a rampart, boulevard, has meant something rather more agreeable ever since. By the nineteenth century this was where Paris came to be seen, with theatres, cafés and glass-roofed arcades. In December 1895 the Lumière brothers held the first paid public film screening here, at the Grand Café on the Boulevard des Capucines.

We have 110+ apartments here, spread across the 2nd, 9th and 10th arrondissements around Bonne Nouvelle, Faubourg-Montmartre and the streets climbing towards Saint-Georges. They run from one-bedroom pieds-à-terre to family apartments with up to 5 bedrooms. Some have air conditioning, which in a Paris July is worth more than a view.

This is the Paris that Parisians work and play in, and it is far better placed than its traffic suggests. Here is how the quarter fits together.

The Passages

Glass roofs and the slow way through Paris

The Passage des Panoramas opened in 1799 and is the oldest of the covered passages of Paris. Zola put it in Nana, and it still has dealers in stamps, postcards and old coins, with the Théâtre des Variétés, which opened in 1807, next door.

Cross the Boulevard Montmartre and you are in the Passage Jouffroy, built in the 1840s as the first passage made entirely of iron and glass. It houses the Musée Grévin waxworks and the little Hôtel Chopin. Beyond it, the Passage Verdeau has antique dealers and secondhand bookshops. Hôtel Drouot, the city's great auction house, is round the corner, and anyone can walk in to look at the sales.

The Boulevards

Two triumphal arches and a picture palace

At the eastern end stand the Porte Saint-Denis of 1672 and the Porte Saint-Martin of 1674. Both are triumphal arches built to celebrate the victories of Louis XIV, and today they look slightly startled by the traffic around them.

Walking west, you pass the Grand Rex on the Boulevard Poissonnière, an Art Deco cinema opened in 1932, and then the Folies Bergère, just off the boulevard on the rue Richer. Further on are the Olympia music hall and the Palais Garnier, where the boulevards meet the department stores.

Where to Stay

Choosing your side of the boulevard

The boulevards form the border between arrondissements, and each side feels different. South of them, in the 2nd, Bonne Nouvelle and the Sentier are a short walk from the market street of rue Montorgueil and from the Louvre.

To the north, the 9th grows quieter as it climbs. Faubourg-Montmartre gives way to Saint-Georges, the food shops of the rue des Martyrs and the Musée de la Vie Romantique. Further east, around Strasbourg-Saint-Denis, the 10th is livelier and younger, and it leads on to the Canal Saint-Martin. Métro lines 8 and 9 run beneath the boulevards, so you are rarely more than a few stops from anywhere.

Food & the Seasons

Bouillons, bistros and a quiet August

Bouillon Chartier has served cheap, honest food on the rue du Faubourg-Montmartre since 1896. The waiters wear waistcoats, the bill is written on the paper tablecloth and the queue is part of the experience. The rue du Faubourg Saint-Denis is lined with wine bars, bistros and Indian and Kurdish cooking.

Spring and autumn are the best seasons to come. The Fête de la Musique on 21 June fills the streets, while August is quieter because many Parisians leave and some restaurants close. In December the Christmas windows of Galeries Lafayette and Printemps on the Boulevard Haussmann are worth the crowds. Our concierge can book tables, theatre seats and transfers from Gare du Nord.

Why book your apartment in the Grands Boulevards with Excellence Luxury Villas

The right house, not the nearest one

The Grands Boulevards cross three arrondissements, each with a different character, and we know which streets are calm at night and which apartments are a short walk from the métro and Gare du Nord. Search by size, pool, location and price, or tell us what you have in mind and we will put together a shortlist.

You book with us directly, with no booking fees. Questions about access, parking, pool heating or how far it really is to the nearest beach go to people who can find out the answer.

A concierge who knows the territory

Restaurant reservations, theatre and Olympia tickets, guided walks through the covered passages, babysitters and transfers from Gare du Nord and Charles de Gaulle. Our concierge team arranges all of it, leaving you free to decide which terrace to sit on.

A house for every kind of party

Couples, families with small children, three generations together or a crowd of friends celebrating a birthday: we match the house to the group, down to the number of bathrooms and whether the pool is fenced.

Frequently Asked Questions

Where is the best place to stay around the Grands Boulevards?

Bonne Nouvelle and the 2nd suit those who want the passages, rue Montorgueil and an easy walk to the Louvre. Saint-Georges and the upper 9th are quieter and more residential, and the Strasbourg-Saint-Denis end is best for restaurants and nightlife.

How do I get to the Grands Boulevards from London?

The Eurostar arrives at Gare du Nord, a short taxi ride or a few métro stops away. From Charles de Gaulle airport it is around 45 minutes to an hour by road, depending on traffic. Our concierge can arrange private transfers.

What are the covered passages of the Grands Boulevards?

They are glass-roofed shopping arcades from the late eighteenth and nineteenth centuries. The Passage des Panoramas, Passage Jouffroy and Passage Verdeau run one after another across the Boulevard Montmartre, so you can walk all three in under an hour.

Can you arrange a private chef at a apartment in the Grands Boulevards?

Yes. Our concierge can arrange a private chef for a single dinner or your whole stay, along with cookery lessons, guided visits, transfers and restaurant reservations.

How much does a luxury propertie in the Grands Boulevards cost?

Across our 110+ properties in the Grands Boulevards, weekly rates typically range from £2,900 to £5,300, with the most affordable from around £2,400 a week and the largest estates well above. Prices depend on the size of the property, its location and the season, with July and August the most expensive. These are guide prices based on current listings; each property page shows its own rates for your dates.

When is the best time to visit Paris and the Grands Boulevards?

Spring and autumn bring mild weather and the city at its busiest and best. June has the Fête de la Musique, August is quieter but some restaurants close, and December is good for the Christmas windows on the Boulevard Haussmann.

Are there apartments in the Grands Boulevards for large groups?

Yes. Our Grands Boulevards collection includes properties with up to 5 bedrooms. Tell us the size of your party and the occasion, and we will send a shortlist that suits it.
